The proposed develop <br />ment is compatible with the Champlin Comprehensive Plan reviewed by the <br />Council, and is located in the Metropolitan Urban Service Area. The proposed .; <br />site location is conveniently accessible to most necessary and desirable <br />residential services. Central sewer and water are available and metropolitan, <br />interceptor and treatment capacity is adequate. Highways, parks$ a bus line, <br />and health and daycare facilities are available nearby. The closest neighbor- , <br />hood shopping faci1ityris about 1.5 miles away. School District 11 has ade- <br />quate capacity to accommodate the student population that may materialize as a <br />result of this proposed subdivision.
