M <br />Mayor and City Council <br />Page Two <br />January 16, 1984 <br />Staff review of singl,c lamily lots currently on the market or in <br />the recent past in Mounds View has sold for in the neighborhood of <br />$20,000 to $25,000, depending on geographic location, size of lot <br />and amenities within or adjacent to the lot. Staff, therefore, <br />concludes that the proposed subdivision of three lots and the <br />necessary public improvements would appear feasible. <br />It would appear, based on feedback from the respective property <br />owners, that the council could decide on whether to move ahead <br />with ordering the public improvements as outlined above. Prior <br />to ordering said improvements, staff advises that• the Council <br />require that the applicant initiate the subdivision process as <br />noted on the plan with the dedication of the required rights -of - <br />way for the public improvements. The other option the Council <br />has would be to allow the improvements be installed privately <br />and dedicated as part of the plat improvements to the City of <br />Mounds View. <br />The above analysis assumed that drainage from the properties in <br />question would be as follows: Street and right-of-way drainage <br />would traverse easterly on Laport Drive to an existing pair of <br />storm sewer catch basins approximately 3� lots to the east of <br />Fairchild Avenue. The drainage from the homes and the side and <br />rear lots would drain to a common detention facility that would be <br />located to the rear of the new lots and which would outlet along <br />the northerly property line in conjunction with the drainage <br />facility constructed as part of the Gale Addition. <br />JCJ/bc <br />Attachment <br />
