Staff computes that parking required for this site <br />would be 52 spaces plus one per each employee where <br />the developer proposes 28 spaces. <br />Staff would also again point out that the Comprehensive Land Use <br />Plan of the City of Mounds View calls for this area to be <br />neighborhood commercial which is clearly not in conformance <br />with the rezoning request to B-3, Highway Commercial. <br />A copy of this memorandum is being provided to the developer in <br />advance of the June 22 Public Hearing in order that they might be <br />fully informed of the Staff comments with respect to the project. <br />RECOMMENDATION: <br />Staff recommends denial of the rezoning and Conditional Use <br />Permit application on the basis that said application is not in <br />conformance with the City's Comprehensive Land Use Plan. <br />DFP/mjs <br />cc: Mr. George L.
