<br />1.2.2 Provide 46ninistmlwe, rnana;,emenl and related

<br />1.2.2.1 Schedule and conduct pre -construction. construc-
<br />tion and progress meetings to discuss such matters as pro-
<br />cedures, progress, problems and scheduling. Prepare and
<br />p;omplly distribute minutes.
<br />1.2.2.2 Consistent with the Project Construction Sched-
<br />ule issued with the Bidding Documents, and utilizing the
<br />Contractors' Construction Schedules provided by the sepa-
<br />rate Contractors, update the Project Construction Sched-
<br />ule incorporating the activities of Contractors on the
<br />Project, including activity sequences and durations. allo-
<br />cation of labo, and materials, processing of Shop Dra,c-
<br />ings, Product Vata and Samples, and delivery of products
<br />requiring long lead time procurement. Include the Ovin-
<br />er's occupancy requirements shoving portions of the
<br />Project having occupancy priority. Update and reissue the
<br />I"'Project Construction Schedule as required to show current
<br />ondilions and revisions required by actual experience.
<br />1.2.2.3 Endeavor to achieve satisfactory performance
<br />from each of the Contractors. Recommend courses of
<br />action to the O,vne, when requirements of a Contract are
<br />not being fulfilled, and the nonperforming party will not
<br />take satisfactory corrective action..
<br />1.2.3 Revise and refine the approved estimate of Con-
<br />struction Cost, incorporate approved changes as they oc-
<br />cur, and deve'op cash flow reports and forecasts as needed.
<br />1.2.3.1 Provide regular monitoring of the approved essi-
<br />male of Construction Cost, shoving actual costs for acth i-
<br />lies in progress and estimates for uncompleted tasks. Iden-
<br />tify variances between actual and budgeted or estimated
<br />costs, and advise the Owner and the Architect w'hene',er
<br />projected costs exceed budgets or estimates.
<br />1.1.3.2 Maintain cost accounting records on authorized
<br />Work performed under unit costs, additional %Nark pe:-

<br />or other Work requiring accounting records.
<br />1.2.3.3 Recommend necessary or desirable change• to
<br />the Architect and the Owner, review requests for chances.

<br />view and processing of Applications by Contractors for
<br />Iprogress and final payments. Make recommendations to
<br />ra/the Architect for cerlificalion to the Owner (Or payment.

<br />1.2.5 A„I,I in Obtaining building per -sits and special
<br />permits for permanent improvements, excluding permits

<br />tors. Verify that the Owner has paid applicable fees and
<br />a„vtsmenm Assi,t in obtaining approvals from authorities
<br />having jurisdiclion over the Project.
<br />1.2.6 If required, a,•ist the Owner in selecting and re•
<br />laming the professional services of surveyors. special con.
<br />,uhantt and Icoing laboratories. Coordinate their services.
<br />1.2.7 Determine in general that the Work of each Con-
<br />tractor Is being periormed in accordance wilh the require•
<br />menu of the Contract Documents. Endeavor to guard the
<br />O„ner against defects and deficiencies in the WOrk. As
<br />appropriate, require special inspection or testing, or make•
<br />recommendations to the Architect regarding special In.
<br />spection or testing, of Work not in accordance with the
<br />prowisfuns of the Contract Documents whether or riot
<br />such Work be 'hen fabricated, installed or completed..
<br />Subject to re,'iely by the Architect, reject Work which;
<br />does not conform to the requirements of the Contract
<br />Documents.
<br />1.2.7.1 The Construction Manager shall not be responsi•
<br />ble for construction means, methods, techniques, se. .
<br />quences and procedures employed by Contractors in the
<br />performance of their Contracts, and shall not be responsi•
<br />ble for the failure of any Contractor to carry out Work In
<br />accordance with the Contract Documents.
<br />1.2.8 Consult %%ilh the Architect and the Owner if any
<br />Contractor requests interpretations of the meaning and
<br />intent of the Drawings and Specifications, and assist in the
<br />rem„ ulion of questions which may arise,
<br />1.2.9 Receive Certificates of insurance from the Con•
<br />tractors, and forward them to the Owner with a copy to
<br />th- Architect.
<br />1.2.10 Receive from the Contractors and review all Shop
<br />Drawings, Product Data, Samples and other submittals.
<br />Coordinate them with information contained in related
<br />documents and transmit to the Architect those recom-
<br />mended for approval. In collaboration with the Architect,
<br />establish and implement procedures for expediting the
<br />processing and approval of Shop Drawings, Product Data,
<br />Samples and other submittals.
<br />1.2.11 Record the progress of the Project. Submit written
<br />progress reports to the Owner and the Architect including
<br />information on each Contractor and each Contractor's
<br />Work, as well as the entire Project, showing percentages
<br />of compietion and the number and amounts of Change
<br />Orders. Keep a daily log containing a record of weather,
<br />Contractors' Work on the site, number of workers, Work
<br />accomplished, problems encountered, and other similar
<br />relevanl data as the Owner may require. Make the log
<br />available to the Owner _d the Architect.
<br />1.2.11.1 Alafnlain at the Project site, on a current basis:

<br />Addenda, Change Orders and other Modifications, in good
<br />order and marked to record all changes made during con.
