ii "+'RUA & ASSOCIATES, EVC <br />ENGINEERS, SURVEYORS, SITE PLANNERS <br />8401 73rd Avenue North • Brooklyn Park, MN 55428 <br />Telephone: (612) 533.7595 <br />May 31, 1988 <br />(Amended June 22, 1988) <br />City Council and <br />Planning Commission <br />City of Mounds View <br />2401 Highway 10 <br />Mounds View, Minnesota 55112 <br />Re: Greenfield Estates <br />Project No. 35-137 <br />Dear Ladies and Gentlemen: <br />Harstad Companies currently owns and has applied to develop as <br />Greenfield Estates, the 12.1 acre tract of lane lying along <br />Edgewood Drive between Pinewood Circle and Hillview Road in the <br />City of Mounds View. <br />Even though 4.9 acres of the property is outside of the wetland <br />area as defined by the U.S. Army Corps of Engineers, the current <br />J city wetland ordinance and wetland district map renders the <br />entire 12.1 acres unbuildable unless variances from the current <br />ordinance a_a granted. <br />In order to put into prospective the restrictiveness of the City <br />of Mounds View's Wetland Ordinance, we conducted a survey to <br />determine how other cities regulate development of property <br />within and adjacent to wetlands.
