City Council Staff Report <br /> 11/10/2025—Future Land Use Amendment and Rezoning <br /> 2416 Hillview Road <br /> Page 9 <br /> 2) Sinan Music proposes to develop four-attached four attached row-style townhome units. <br /> 3) The proposed rezoning aligns with City of Mounds View's Comprehensive Plan's goals <br /> and policies pertaining to land use and housing. <br /> Conditions of Approval for Rezoning <br /> 1) The rezoning request is subject to the review and approval of the Comprehensive Plan <br /> Amendment by the Metropolitan Council. <br /> 2) The applicant shall pay all fees and escrows associated with this request. <br /> Denial <br /> If the Planning Commission wishes to deny the request, staff recommends the Planning <br /> Commission table the request and direct staff to prepare findings for denial. <br /> Next steps <br /> If the City Council approves the amendment, the City will submit the amendment to the <br /> Metropolitan Council for administrative review and approval.
