All conditions of that permit, including recommendations for lining of the pond shall be adhered to. The developer shall forward a copy of this permit to the City prior to approval of final plans. • The currently-proposed outlet structure generally meets the criteria outlined in our December 7,2000 letter. However,we will work with the developer in fine-tuning the outlet structure in the final design. • The current contours indicate that the lot has been graded such that the drainage from the parking lot area is directed toward the front entrance of the Walgreen's pharmacy and the parking spaces immediately adjacent to the building on the east side. It is recommended that in final design,minor contour changes be made to the plans such that overland drainage would be allowed to flow past the building along the south side or along the north side so as to prevent drainage from inundating the structure during intense rainfall events. .An overland, overflow route around the building should be adequately provided to address this concern. • We are currently researching the City's rights to the 36" RCP storm sewer to the north of the property. We anticipate that the developer may require a permit from the railroad to connect with this line. This issue shall be resolved prior to final design approval.
