On February ry 1 2001 Tanweer Janjua and Gary ry Huth Owner of Custom Liquidators conducted a site visit <br /> to assess the current building conditions of Custom Liquidators located at 2654 Kenzie Terrace in St. <br /> Anthony,Minnesota. <br /> A. General Information: <br /> • Building constructed in 1957 <br /> • This building was originally used <br /> as bowling lanes,it is currently <br /> used as a used office furniture <br /> store <br /> • Lower level overhead door addition in <br /> 1995 <br /> • Roof repair was done in 2000 by <br /> current Owner <br /> • Approximate building area: 23,190 <br /> Square Feet(gross) <br /> • 11,595 SF(gross);Upper level <br /> • 11,595 SF(gross);lower level <br /> • Approximate site area: 39,711 square feet=approximately 0.9 acre <br /> • Last roof replacement was done in 1991 with a warranty for 10 years.The roof <br /> arranty will expire in 2001 <br /> B. Site Conditions: <br /> ❑ Topography and Drainage <br /> ♦ Description: <br /> • Site is well sloped and well drained- <br /> generally flat along the rear of the <br /> building <br /> • Grade slopes steeply from the front <br /> of the building toward the rear on <br /> west side <br /> • East exterior wall is on the property <br /> line and approximately 2/3rd of the <br /> length it turns inward near the <br /> Southeast comer <br /> • An existing exit via double door is located at Southwest corner <br /> ♦ Observations: <br /> • There is a lack of <br /> landscaping/curbside visual appeal <br /> • No sidewalks on the side and rear of <br /> the building <br /> • Al large dumpster is at the southeast <br /> corner of the building without an = °. <br /> enclosure <br /> r.� <br /> 3 <br />
