♦ Observation regarding conversion to Teen Center: <br /> • For aesthetic purpose it will be advised to have some landscaping on site <br /> • Verify all the storm sewer drains are in working conditions <br /> ❑ Parking,Vehicle,and Pedestrian Access <br /> ♦ Description: <br /> • Easy access from major roadways <br /> • No on-street parking in the front <br /> • Vehicle access to lower level is <br /> by overhead door on the rear of <br /> the building;gravel surface access <br /> with retaining wall <br /> • All the parking is either on the <br /> West or Rear of the building <br /> • According to the current Owner <br /> there are 77 parking spots <br /> available on site <br /> • Asphalt on site is only on the front and west side,all the parking on the rear of <br /> the building is on gravel <br /> • Site and vehicle access appears to be adequate for size of the building and its <br /> current use <br /> ♦ Observations: <br /> • Site has sufficient parking <br /> • Parking on the rear of the building <br /> is not paved <br /> • No HC parking on site <br /> • No stripping for the existing <br /> asphalt parking <br /> • No directional signs for parking <br /> and traffic flow around the r <br /> building <br /> • Site does not have any concrete <br /> curbs around the building <br /> • Only sidewalk in front of the building-No sidewalks around the building <br /> • Poorly maintained site <br /> • Building is not handicap accessible <br /> ♦ Observation regarding conversion to <br /> Teen Center: <br /> • The number of parking stalls is <br /> adequate according to the Zoning <br /> Ordinance <br /> • Since there is a parking area on <br /> gravel,Zoning Ordinance requires <br /> any parking constructed after May <br /> 1987 MUST be paved with either <br /> asphalt or concrete. It is not <br /> known when the original parking <br /> was constructed—(to be verified <br /> with the City)—Recommendation portion of this survey includes the paving and <br /> curbing of Parking and Access ways <br /> • No HC parking on site <br /> 4 <br />
