♦ Observation regarding conversion to Teen Center: • For aesthetic purpose it will be advised to have some landscaping on site • Verify all the storm sewer drains are in working conditions ❑ Parking,Vehicle,and Pedestrian Access ♦ Description: • Easy access from major roadways • No on-street parking in the front • Vehicle access to lower level is by overhead door on the rear of the building;gravel surface access with retaining wall • All the parking is either on the West or Rear of the building • According to the current Owner there are 77 parking spots available on site • Asphalt on site is only on the front and west side,all the parking on the rear of the building is on gravel • Site and vehicle access appears to be adequate for size of the building and its current use ♦ Observations: • Site has sufficient parking • Parking on the rear of the building is not paved • No HC parking on site • No stripping for the existing asphalt parking • No directional signs for parking and traffic flow around the r building • Site does not have any concrete curbs around the building • Only sidewalk in front of the building-No sidewalks around the building • Poorly maintained site • Building is not handicap accessible ♦ Observation regarding conversion to Teen Center: • The number of parking stalls is adequate according to the Zoning Ordinance • Since there is a parking area on gravel,Zoning Ordinance requires any parking constructed after May 1987 MUST be paved with either asphalt or concrete. It is not known when the original parking was constructed—(to be verified with the City)—Recommendation portion of this survey includes the paving and curbing of Parking and Access ways • No HC parking on site 4
