9 - <br /> PLUMBING <br /> 30. Waste & Venting of Fixtures: Original plumbing must conform to Plumbing <br /> Code in effect at time of the construction of the building. All other <br /> plumbing installed at a later date must conform to present codes. The <br /> condition of any plumbing hidden within a 'finished wall can only be <br /> surmised (sometimes it might be necessary to gain access in order to <br /> ascertain its condition). Waste lines which are leaking or improperly <br /> patched must be replaced. Waste piping which is of a pleated flex type <br /> is not approved and must be replaced. Any open and unused waste lines <br /> must be properly sealed. Laundry tubs/sinks which drain directly into <br /> floor drains because of insufficient waste/vent piping must be properly <br /> wasted and vented to code. <br /> Plumbing Fixture Abandonment: When basement waterclosets and shower <br /> drains are removed, all waste lines must be properly sealed/capped below <br /> basement floor level . All such abandonments should be inspected before <br /> sealing floor with concrete. Waterclosets abandoned on upper floors <br /> must have closet waste arm removed to soil stack and properly sealed and <br /> inspected. <br /> Water Piping: Half-inch water distribution pipe is acceptable if it is <br /> part of the original construction and all plumbing fixtures can maintain <br /> a minimum flow rate as defined in the housing evaluation guidelines. <br /> Undersized water piping shall be acceptable for purposes of this housing <br /> inspection program only. All future -remodeling which includes plumbing, <br /> modifications or additions, shall meet current State of Minnesota <br /> Plumbing Code requirements. <br /> 31. Water Pressure and Rate of Flow: To determine minimal waterflow. rate, <br /> turn on the water at the lower fixture (laundry tub, etc.) . Then, turn <br /> on the water at the highest fixture in the house. If, during the entire <br /> length at the test, a steady uninterrupted stream of water approximately <br /> one quarter inch (1/4") to three-eighths inch (3/8") is maintained, NO <br /> corrective action is required. <br /> Cleanouts: Waste stacks must have cleanouts, and cleanouts must be <br /> accessible. Main sewer cleanouts located below the basement floor must <br /> be extended up two inches above the basement . floor with a full wye <br /> branch fitting. The floor opening around the new extended cleanout must <br /> be filled with sand and a 3-inch cement cover level with the . basement <br /> floor. <br /> Plugs: Any washer standpipe waste line not in use must be at least <br /> temporarily tightly plugged until put into use. Floor drains require <br /> that their cleanout by-passes ..have an appropriate cleanout . plug (and <br /> also a cover grate which is in one piece) . Floor drains must be <br /> operational with the cleanout plugs in place. A floor drain which is <br /> never used should be properly abandoned and capped. <br /> 32. Backflow Preventers : No requirement except for automatic lawn <br /> sprinkling systems, and water feedline to 'boilers, which must be <br /> equipped with approved back siphonage/backflow protection devices. <br />
