One electric ceiling light or one wall electrical light fixture <br /> controlled by a remote switch can be substituted for one electric <br /> convenience outlet in each habitable room. <br /> : - 41. Woodburning Stoves, Space and Wall Heaters: All such types of heating <br /> devices must be installed to code, and/or to manufacturers <br /> specifications concerning venting, clearance from combustibles and <br /> method of installation. <br /> HALLWAYS AND STAIRS <br /> 42. Walls/Ceilings: Must be in good repair. <br /> 43. Stairs: Steps with four or more stair risers must be equipped with a <br /> handrail . Open stairwells require a guardrail . Existing handrail at 30 <br /> inches in height shall be accepted. Stairs must be lighted. If <br /> bedroom(s) is (are) on 2nd floor, the light must be operable from both <br /> floors for safety. <br /> Guardrail Enclosing Second Floor Stairwell (floor opening) : As stated <br /> in the Uniform -Building Code 1967 Edition Vol . 1, Chapter 17, Sec 1714. <br /> "All unenclosed floor openings; open sides of landings shall be <br /> protected by a guardrail . Guardrails for steps shall not be less than <br /> thirty inches (3011 ) above the nosing of the treads" . This <br /> interpretation of the building code in 1967 shall apply to originally <br /> constructed stairwell guardrails which allowed a 30 inch high guardrail <br /> - design. The 36 inch height standard shall be applied when a new <br /> guardrail is required or modification of a guardrail not constructed at <br /> the time of original construction... . <br /> BATHROOM <br /> 44. Walls and Ceilings : Must be in good repair. This includes <br /> bathtub/shower enclosures. <br /> Floor: Deteriorated or damaged bathroom floor covering must be replaced <br /> with a new, resilient floor covering over a suitable underlay. Carpeted <br /> bathroom floors, while not recommended, shall be approved if the carpet <br /> is undamaged, odor and stain free, and fits tightly to the floor. The <br /> underlay must be free of deterioration and provide a smooth, solid base <br />! for carpet. <br /> Windows: Must be in good repair, especially if window is located within <br /> the -bathtub/shower area. Bathrooms, if not provided with operational <br /> (openable) windows must be provided with mechanical ventilation (fan) <br /> vented directly to the exterior of the house. <br /> 45. Electrical Outlets: An approved grounded 3-prong receptacle is .required <br /> within easy reach of the wash basin. All bathroom receptacles shall not <br /> be more than 6' above the floor. Any receptacle installation exceeding <br /> this requirement shall be removed and a grounded GFI'=(ground-fault- <br /> interrupter) receptacle installed to code. <br />
