e. Signage. A summary of the proposed signage is attached hereto as <br /> Exhibit M. At the appropriate time, a comprehensive sign <br /> application, pursuant to the Zoning Ordinance, will be submitted to <br /> the City The sign application will be consistent with the signage <br /> summary attached hereto to Exhibit M. <br /> The existing pylon sign will be removed and the monument signs <br /> will be located as identified on the Site Plan. The existence of any <br /> signage on the Building fascia will depend on the tenants. A <br /> leasing sign or signs will be placed on the building by the <br /> Applicant. <br /> f. Antenna and Rooftop Equipment and Other Systems Building <br /> Equipment. HVAC and other mechanical equipment required to <br /> operate Apache Plaza will be placed on the roof or on the Property, <br /> but will be screened according to Zoning Ordinance. Some high <br /> technology tenants may need extraordinary mechanical equipment, <br /> redundant power systems, etc. to operate their businesses. Said <br /> equipment, if it is on the roof, will be property screened. <br /> Any and all antenna or other communication equipment will meet <br /> or exceed standards set forth in the Zoning Ordinance. <br /> g. Lighting. At this time, the existing external lighting will be <br /> maintained. The lighting will be increased or changed depending <br /> on the tenant. The pole height and foot candle power at the <br /> property line will meet or exceed the requirements of the Zoning <br /> Ordinance. When the lighting is renovated, it will be done in <br /> stages, pursuant to a comprehensive lighting plan. Any new <br /> lighting standards will be downcast. <br /> A lighting plan is attached hereto as Exhibit Q. <br /> h. Use of the Basement. The use of the basement will again depend <br /> on the tenants. As shown on the Site Plan, it is possible that a <br /> ramp will be constructed to access the basement for executive <br /> parking, loading and/or storage. <br /> i. Storm Water Drainage. As far as additional storm sewer <br /> improvements to deal with potential storm drainage requirements, <br /> the Applicant advises the City that: (i) it can only deal with <br /> requirements relating to the Property, and not those relating to the <br /> Cub Foods site or other adjacent properties; (ii) it is working with <br /> its consulting engineer, Sunde Engineering, and the Watershed <br /> District to define the requirements that may need to be completed <br /> 9 <br />
