r ' <br /> 9 <br /> (H) Lot Area: 6,000 sq. ft. minimum <br /> (I) Lot Width: 25 ft. for residential townhomes, 50 ft. for all other uses. <br /> (J) Lot Depth: 120 ft. <br /> (K) Building Height: Building height is defined as the vertical distance from the average <br /> elevation of the adjoining ground level or the established grade, whichever is lower, to: <br /> 1. the top of the cornice of a flat roof, <br /> 2. the deck line of a mansard roof, <br /> 3. a point directly above the highest wall of a shed roof, <br /> 4. the uppermost point of a round or other arch-type roof, <br /> 5. the mean distance from the eave line to the peak of the highest gable on a pitched or <br /> hip roof. <br /> (L) Height Limit: In the Heart of the City District the minimum and maximum building <br /> height shall be governed by the building types described below and identified on the <br /> attached drawings. <br /> 10-2213-7: STREET TYPES: <br /> Within the Heart of the City District there are established certain Street Types for the purpose of <br /> regulating building types, land uses, and setbacks. These Street Types are illustrated on the <br /> attached map, Figure 2; the attached drawings, Figures 3 through 12; and in the Heart of the City <br /> Framework Plan. Street Types are established as described below: <br /> (A) Nicollet Avenue: All of Nicollet Avenue within the Heart of the City District. See <br /> Figure 3 for associated Building Types. <br /> (B) Two-Way with Angled Parking: All those streets so designated on the attached map, <br /> Figure 2. See also Figure 4 for associated Building Types. <br /> (C) Two-Way with Parallel Parking: All those streets so designated on the attached map, <br /> Figure 2. See also Figure 5 for associated Building Types. <br /> (D) Burnsville Parkway: All of Burnsville Parkway within the Heart of the City District. <br /> There are different standards established for those portions of Burnsville Parkway within <br /> HOC-1 and HOC-2, and for that portion east of Nicollet Avenue. See Figures 6 and 7 for <br /> associated Building Types. <br />
