t <br /> 10 <br /> (E) Travelers Trail: All of Travelers Trail within the Heart of the City District. There are <br /> different standards established for those portions of Travelers Trail east of Nicollet <br /> Avenue, west of Nicollet Avenue and east of Pillsbury Avenue, and west of Pillsbury <br /> Avenue. See Figures 8 and 9 for associated Building Types. <br /> (F) Gateway Boulevard: All of Gateway Boulevard within the Heart of the City District. See <br /> Figures 10 and 11 for associated Building Types. <br /> 10-2213-8 : BUILDING TYPES: <br /> Within the Heart of the City District, no building shall be constructed and occupied except for <br /> the following types, described below, and depicted on the attached drawings, Figures 3 through <br /> 12: <br /> (A) Building Type A, Mixed Use. Type A buildings may include retail, office, or residential <br /> uses on the first floor and on upper floors. Parking may be included on a level below <br /> ground. Type A buildings may have a flat or pitched roof. Minimum height shall be <br /> twenty-five (25) feet and the maximum height shall be fifty (50) feet. <br /> (B) Building Type B, Apartments or Condominiums. Type B buildings shall include <br /> residential, office, or retail uses on the first floor, and residential apartments or <br /> condominiums on upper floors. Parking may be included on a level below ground. Type <br /> B buildings may have a flat or pitched roof. Minimum height shall be thirty (30) feet and <br /> the maximum height shall be fifty (50) feet. <br /> (C) Building Type C, Townhomes. Type C buildings shall be residential townhomes on all <br /> floors, except that a portion of the first floor not fronting a street or public open space <br /> may include parking. Type C buildings shall have a pitched roof. Maximum height <br /> shall be thirty-five (35) feet. Maximum depth of buildings perpendicular to a street shall <br /> be forty (40) feet. Minimum width of lots shall be twenty-five (25) feet. <br /> (D) Building Type (D), Office/Retail. Type (D) buildings shall include office or retail uses on <br /> the first floor, and office uses on upper floors. Parking may be included on two levels <br /> below ground. Type (D) buildings may have a flat or pitched roof. Minimum height <br /> shall be thirty (30) feet. For areas in HOC-2 north of Burnsville Parkway, there is no <br /> maximum height requirement. For areas south of Burnsville Parkway in HOC-2, the <br /> maximum height shall be fifty (50) feet. <br /> (E) Residential Uses on First Floor. Whenever residential uses are included on the first floor <br /> of a building of any type, the first floor elevation shall be a minimum of two feet six <br /> inches (2'-6") above the sidewalk elevation immediately adjacent to the front of the <br /> residential unit. This standard may be modified with a variance in unique or hardship <br /> situations if the intent is preserved. In addition, each first-floor unit must have an <br />
