City of St. Anthony - Commissions Page 4 of 9 <br /> project, a smart growth type project, using the existing regional <br /> infrastructure system that would also make enhancements to the <br /> water quality treatment and address the hard surface runoff issues. <br /> He explained that the intent is to manage the hard surface runoff on <br /> site with retention ponding, which would improve the watershed <br /> quality in the area. The plan includes complimenting the features <br /> and design of the existing and surrounding structures as an <br /> extension to what has already been done in the area. The new <br /> structures would have their own character but also include the <br /> design elements currently in place. The intent is to focus on <br /> attainable housing that can meet the need of the community for first <br /> time and budget conscious buyers. <br /> Mr. Waters provided the Commission with an overview of the site <br /> plan stating that the plan provides for two new buildings that would <br /> provide additional, affordable housing in addition to an existing four- <br /> story medical office building with great long-term tenants, who plan <br /> to stay. He stated that this would be a four-fold advantage as far as <br /> tax base and reviewed with the Commission. <br /> City Manager Morrison asked if they have determined the pricing for <br /> the units. Mr. Waters stated that they have an idea of the range, <br /> $170,000 to $200,000, noting that it is a bit early in the process yet <br /> to know the exact dollar amounts.. He explained the unit size has to <br /> be determined first before they can calculate the price per unit. <br /> Commissioner Jensen asked if the intended pricing would be based <br /> on $200 per square-foot. Mr. Waters confirmed that this is the <br /> intended range for some of the units. <br /> Commissioner Tillman asked if they had a target percentage range <br /> for the number of affordable units that would be available. Mr. <br /> Waters stated that all units are'for sale' units. He stated that it is still <br /> very early in the process and they have yet to finalize the process of <br /> how they plan to achieve their goals. <br /> Commissioner Young asked what the current occupancy level is for <br /> the existing building. Mr. Waters stated that the current occupancy is <br /> approximately 80 full. <br /> Commissioner Young asked if they have had any dialogue with the <br /> current tenants regarding the proposed plans. Mr. Waters stated <br /> that they have had many conversations with several of the tenants <br /> regarding their plans and many of the tenants have already <br /> expressed their desire to stay. <br /> Commissioner Young asked if this proposal would cause any loss of <br /> space for medical tenants. Mr. Waters stated that they might lose <br /> some space adding that-with the proposed layout they could easily <br /> have twice the number of medical tenants they currently have right <br /> now. <br /> Commissioner Tillman asked if the condominiums would be two or <br /> three bedroom units. Mr. Waters stated that the options would be <br /> two bedrooms or two bedrooms with a den. <br /> Chair Stromgren asked for further clarification of the parking.
