He <br /> stated that the new signage would be more consistent with what <br /> they are seeing in the newer developments and reviewed with the <br /> Commission. <br /> Chair Stromgren asked for clarification on how they plan to reuse <br /> the brick for the horizontal banding and design around the windows.. <br /> Mr. Waters stated that they are considering a couple ways to <br /> approach the bricking. He explained that they plan to use some of <br /> the existing brick around the windows and for the horizontal banding <br /> on the buildings. He stated that the design could also get very <br /> complimentary with a near match bricking and bring that element <br /> into the existing building for transference of texture and colors. <br /> Chair Stromgren stated that the current design is very monolithic <br /> and homogenous in appearance adding that the odds of making it a <br /> perfect match are not good. Mr. Waters acknowledged stating that <br /> this is the first blush and not the final product. He assured the <br /> Commission that they have built several very nice buildings in the <br /> metro area adding that he would be happy to provide Staff with <br /> examples of their work. <br /> Commissioner Young agreed stating that there is a great deal of <br /> differences in the rendering of the existing building in comparison to <br /> the proposed new buildings. She noted the balconies and asked if <br /> they would be full balconies. Mr. Waters stated that the size of the <br /> balconies has not yet been determined. <br /> Chair Stromgren asked for clarification of the proposed storm water <br /> management process. Jeff Shopek, Loucks Associates, stated that <br /> there would be a fairly shallow pond located in the southwest corner <br /> that would treat half of the site. He stated that the other half would <br /> be located in.an underground vessel in the north half of the property. <br /> He assured the Commission that it would meet the watershed water <br /> quality and runoff volume standards. He stated that the north end of <br /> the project, with the double row of parking, would include an <br /> additional 10-15 feet of green space around the pond. He stated that <br /> with this extra green space and the addition of the pond, the runoff <br /> would be reduced and it would then only be a matter of treating the <br /> runoff from the sands and salts from the parking lot. He stated that <br /> they would meter the outflow and sediment and reviewed the <br /> process with the Commission. <br /> Chair Stromgren asked where it would discharge. Mr. Shopek <br /> explained that both would discharge to Stinson Boulevard and <br /> reviewed the flow process with the Commission. <br /> 8.2 Seal Guard Systems, Inc., 2812 Anthony Lane South, Sign <br /> Variance <br /> Steve Law, Sign-A-Rama, stated that he is working with Ken and <br /> Kathy Wolfbauer, Seal Guard Systems, on the design of a canopy <br /> sign that would run the length of their building. He reviewed the <br /> current appearance of the building and explained that the <br /> Wolfbauers' plan would be to cover the large mechanical structures <br /> on top of the building. He reviewed the dimensions of the proposed <br /> sign with the Commission.
