Page 3 —Amcon Construction/Storehouse Redevelopment <br /> site. There should be no spillage to the neighborhood. The intensity should measure <br /> one foot candle or less at the property line. <br /> One other item of note that has come up is sidewalks. The City will be reconstructing the <br /> sidewalk along Kenzie Terrace this year as a part of a planned stormwater project, so <br /> the sidewalk will remain. Within the development, Amcon said they intend to connect the <br /> sidewalks to the buildings. <br /> Attached find the final plans submitted by Amcon Construction. They include a site plan, <br /> grading plan, utility plan, landscape plan, floor plan, and exterior elevations. According <br /> to the developer, it is anticipated construction at the site will begin in September and be <br /> completed in March 2004. <br /> Staff Recommendation: <br /> Staff recommends approval of the above requests, keeping in mind the impact on the <br /> adjacent/nearby residential neighborhoods and commercial property. <br /> Attachments: <br /> • Applications for Conditional Use Permits and Variances <br /> • Dorsey and Whitney memorandum <br /> • Area Restaurant Parking Requirements memorandum <br /> • Amcon final plans <br />
