He stated that it <br /> 2 fits well with lot and that it would be an enhancement to the neighborhood. He stated that he has <br /> 3 no problem with the variance requests. <br /> 4 <br /> 5 Commissioner Tillman agreed stating that the house does fit very well with neighborhood. She <br /> 6 stated that they did a good job in designing the home and fitting it to the lot. <br /> 7 <br /> 8 Chair Stromgren noted that the minimum floor area requirement,per current City Code, is a <br /> 9 1000-square feet for a home. He stated that the current structure is less than half that <br /> 10 requirement noting that any improvement to the structure or lot would have triggered a variance <br /> 11 request. <br /> 12 <br /> 13 Motion by Commissioner Tillman, seconded by Vice Chair Hanson, to recommend granting a <br /> 14 variance for the lot size and existing house as it is below current standards. The circumstance <br /> 15 has not been created by the owner and the variance would not alter the locality. Economic <br /> 16 considerations are not a basis. <br /> 17 <br /> 18 Motion carried unanimously <br /> 19 <br /> 20 Motion by Chair Stromgren, seconded by Commissioner Tillman, to recommend approval for the <br /> minimum lot width variance to 8,750 square feet from the required 9,000 based that this <br /> condition predates the owner, the size creates a hardship for the property today, and the property <br /> 23 could not be put to reasonable use without the variance. <br /> 24 <br /> 25 Motion carried unanimously <br /> 26 <br /> 27 Motion by Chair Stromgren, seconded by Commissioner Tillman, to recommend approval of the <br /> 28 floor area ratio variance for a maximum 2%ratio allowed based on hardship caused due to the <br /> 29 width of the lot, which is the deciding factor for the variance ratio. The parcel predates the <br /> 30 zoning code. <br /> 31 <br /> 32 Motion carried unanimously. <br /> 33 <br /> 34 Chair Stromgren stated that City Council would consider this request at their May 25, 2004 <br /> 35 Regular meeting. He suggested that the Mr. Lovelette be present to answer any questions the <br /> 36 Council might have. <br /> 37 <br /> 38 VIII.
