Member Mike Whaley <br /> (architect) had,his staff develop.a number of test cases.on average R2 lots, average RIB lots, and <br /> minimum R2 lots to.determine what the combined effect of these regulations would be. On the average R2 <br /> lots(60.' x 145') it was found that with these regulations one could build a house of approximately 3,915 <br /> square feet as compared.to 4,560 square feet fora one story house or 9,120 square feet for a two story . <br /> house allowed under the current standards. On the average RIB lots (70' x 136') it was found that a house <br /> of approximately 4,284 square feet could be built.as compared,to 4,408 for a one-story house and 8,81.6 <br /> square feet for a two-story house allowed under the current standards. On the minimum R2 lots (50' x <br /> 120') it was found that a house of approximately 2,700 square feet as.compared to 2,660 square feet for a <br /> one-story house or 5;320 square feet fora two-story house allowed under the current standaYds. The. <br /> drawings showing these test cases and comparison to today's standards are enclosed in attachments 5 and <br /> 6. Additional test cases have also been-conducted and will be presented to the Plan Commission during <br /> the presentation and discussion on this matter. <br /> Staff and the task force believe that teardowns are not to be avoided, but to be managed. The regulations <br /> proposed by the task force accomplish this objective. These regulations will increase side yard setbacks as <br /> lot widths increase,manage bulk and visual impact through a FAR aria FER, and work to retain the <br /> existing.character of the area identified in the overlay district through design characteristics such as <br /> detached garages and front porches, the use of average lot widths for subdivided.properties, and the. <br /> flexibility to adjust front-yard setbacks based on current development patterns.
