REPORTS FROM PLANNING COMMISSION,JAN JENSON PRESENTING. <br /> 8 A. Resolution 04-053; Approving Skvcroft Drive Side Yard Setback Variance <br /> 9 Jan Jenson reported that on July 20, 2004, the public hearing for the side yard variance request of <br /> 10 Dave and Lisa Wiggins, 3200 Skycroft Drive, was held. <br /> 11 <br /> 12 Mr. Jenson reviewed for the Council that Dave and Lisa Wiggins are requesting a side yard <br /> 13 variance of twelve feet for an addition to their home. He indicated that City code requires <br /> 14 that a side yard adjacent to a street must be at least forty-five feet wide,thirty feet plus the <br /> 15 fifteen feet street easement or public right of way. He noted that the fifteen by twenty-five foot <br /> 16 proposed addition would put their home within thirty-three feet of 32nd Avenue. <br /> 17 <br /> 18 Mr. Jenson indicated the petition for variance describes the request and hardships. He added that <br /> 19 last month, Mr. Wiggins visited with the Planning Commission about the request when he came <br /> 20 forward for a concept review. <br /> 21 <br /> 22 Mr. Jenson reported that the Planning Commission recommends approving the petition for <br /> 23 variance by the Wiggins, 3200 Skycroft Drive. <br /> 24 <br /> 25 Motion by Councilmember Horst, seconded by Councilmember Thuesen, to Adopt Resolution <br /> 26 04-053 Approving a Variance Request for Property Addressed 3200 Skycroft Drive. <br /> 27 <br /> 28 Discussion: <br /> 29 Councilmember Horst inquired as to whether there was any neighborhood objection to the <br /> 30 proposed addition. Mr. Jenson assured him that, to his knowledge,there were none. <br /> 31 <br /> 32 Motion carried unanimously. <br /> 33 <br /> 34 B. Resolution 04-054; 2800 34ffi Avenue Northeast Front Yard Setback Variance <br /> 35 Jan Jenson reported that on July 20, 2004, the public hearing for the front yard variance request <br /> 36 of Rod Rabine, 2800 34th Avenue Northeast, was held. <br /> 37 <br /> 38 Mr. Jenson reviewed for the Council that Rod Rabine is requesting a front yard variance of two <br /> 39 and a half feet in order to add a front entry to his home. He.indicated that Mr. Rabine is <br /> 40 planning to build a handicap accessible front entry with a ramp, noting that the variance request <br /> 41 is necessary in order to navigate a motorized wheelchair into the front door. <br /> 42 <br /> 43 Mr. Jenson noted the petition for variance describes the request and hardships. He indicated that <br /> 44 according to the city code, in the R-1 single-family zoning district, the front yard must have a <br /> 45 depth equal to the greater of thirty feet, or a distance equal to the average of the front yard depths <br /> 46 of the two adjacent lots. He added that given this formula, Staff went to the property to measure <br />
