City Council Regular Meeting Minutes <br /> June 24, 1997 <br /> Page 9 <br /> C Co. <br /> ornmissioner Gondorchin reported a public hearing was held for consideration of a 15 foot <br /> lot width-variance for 3 613 Edward Street. This is a vacant lot which is 60 foot-wide. The <br /> 3 Ingdals would like to place a single-family home.on.this la and City Ordinance'requires a lot <br /> 4 width of 75 feet. A preliminary plan of the proposed home'was presented whic'h'would <br /> 5 require no variances of any kind. <br /> 6 The Planning Commission unanimously recommended approval of the lot width variance of <br /> 7 15 feet based on the following: <br /> 8 1 Strict enforcement would create undue hardship; <br /> 9 2. The hardship was not created by the landowner but is unique to the individual; <br /> 10 3.. This lot could'not be put to reasonable use in its current state without the variance; <br /> 11 and, <br /> 12 4. This variance is within the spirit of the redevelopment of St. Anthony and economic <br /> 13 considerations are not the sole criteria. <br /> 14 Cornmissioner Gondorchin reported one resident spoke in opposition to the variance request. <br /> 15 He challenged that if the City Ordinance requires 75 feet, how could the Commission accept <br /> 16 60 feet. His intention at that meeting was to challenge the City. <br /> 17 Marks noted this is a classic case where a variance is necessitated by a change in the <br /> 18 Ordinance. <br /> 19 Mayor Ranallo noted that every lot on that street is only 60 feet wide. <br /> 20 Faust remarked that the land could not be put to any other good use. <br /> 21 Motion by Marks, second by Wagner to approve the 15 foot variance to the lot width <br /> 22 requirement for 3613 Edward Street based on the findings of the Planning Commission. <br /> 23 <br /> 24 Motion carried unanimously. <br /> 25 3.� Roger Ledebuhr, Great Clips, 2902, Silver Lake Road; SignVariance'. <br /> 26 Cornmissioner Gondorchin reported a public hearing was held to consider a sign variance for <br /> 27 Great Clips, 2902 Silver-Lake Road. <br /> . 28 The Planning Commission voted unanimously to recommend approval of the sigrivariance <br /> 29 based on the following: <br /> 30 1 Granting of the variance will not be detrimental to the public welfare or injurious to <br /> 31 other properties in the neighborhood or Village; <br /> 32 2. A particular hardship to the applicant would result if strict enforcement of the <br /> 33 Ordinance is adhered to; and, <br />
