During his discussion. of how -the proposals <br /> made by his firm in the Comprehensive Plan regarding the renovation <br /> of the St. Anthony Shopping- Center might' be implemented, Mr. Jarvis <br /> emphasized what he saw .as a duty of the Council to provide the <br /> impetus for any redevelopment- of that area as nothing will happen <br /> down there unless you will make .it happen. He also cited the variety <br /> . of circumstances under which other- metropolitan- rebuilding projects <br /> his firm has been associated with had been accomplished. <br /> Mayor Haik told the B.R.W..., Inc. representatives that. the Council <br /> will probably make some decision regarding the need for a consultant <br /> as well as which firm will be retained sometime in July. <br /> The meeting was recessed from- 9:15 P.M. to 9 :20 P.M. <br /> Ted Zinner, Jr. ., Vice President and General Counsel for the C. G. <br /> Rein Co.., managing agent for Apache Plaza, Ltd. , was present to <br /> request- Apache be permitted to sell Industrial Redevelopment Revenue <br /> Bonds to finance improvements to Apache Plaza.. He had detailed the <br /> proposed additions and repairsto the shopping mall in his letter <br /> of May 21,. 1980. The proposal, which must be prepared. by Apache <br /> for application for the bonds , will specify the projects and assure <br /> the quality of the work done. Because 38 of the 62 leases for <br /> Apache. are up for renewal next year, the , Rein: counsel said his firm <br /> wants .to proceed with the renovation of the center as .soon as <br /> possible to demonstrate. to those. tenants that Apache intends to make <br /> any improvements- necessary to maintain .a viable center .and to <br /> encourage them to make their own improvements. Only improvements <br /> to the main mall and not -to the .satellite building on 39th Avenue <br /> N.E. will be financed with the bonds, he added. Mr. Zinner also <br /> discussed the existing leases -.saying because the .original leases <br /> 20 years ago didn' t take .into consideration the possibility of <br /> inflation, in many instances Apache has been. subsidizing those <br /> tenants.
