-4- <br /> related to various matters they had considered during their July <br /> 1-5th meeting as. refl-ected_in -the- minutes of that :meetinc- n _the <br /> agenda packet . <br /> John Graff reiterated his plans to modernize the Murphy Service <br /> Center at the corner of Highway 88 and County Road C for which <br /> variances would be required to relocate the existing pumps and <br /> to install a canopy over the pump islands both of which would <br /> encroach into the frontyard setbacks established for light industrial <br /> zoning . <br /> Councilmember Enrooth told Mr. Graff he perceived that "judging <br /> from the seven or eight letters of approval of your plans the <br /> City received from your neighboring business owners, you must <br /> have really done your homework by contacting your neighbors to <br /> let them know just what your plans for the station were. " <br /> The station owner told him that not only did he and the other <br /> members of his family who are associated in the business with <br /> him desire to make their station more profitable, but one of <br /> their main priorities had also been to improve the appearance <br /> of their propety so that corner would become an asset in which <br /> both the station owners and the community could take pride. <br /> Mayor Sundland told Mr. Graff he had appreciated the property <br /> owner ' s willingness to move the pumps back farther from the street. <br /> Councilmember Makowske told him that with .the view she '.has of <br /> the station from her kitchen window, she was looking forward <br /> • to the aesthetic improvements the applicant had said he would <br /> be making . Mr. Childs said he had found the article from the <br /> Conoco national magazine he had included in the agenda packet, <br /> which reported Mr. Graff intended to "invest $225,000 in the <br /> stat-i,on_ztol.moe7ernizeIhis-bu' siness•--so.his' fami ly"t,ould - take-over <br /> a viable business when he retires" very impressive as well . <br /> Motion by Councilmember Ranallo and seconded by Councilmember <br /> Makowske to grant Richard Graff , dba Murphy' s Service Center, <br /> Inc. at 3501 - 29th Avenue N.E. (County Road C) , the necessary <br /> .'variances from setback regulation for light industrial classification <br /> .within the Zoning Ordinance, which requires 40 foot front yard <br /> setback from structures located in that classification which <br /> would allow the property owner to: <br /> 1. Erect a 36 foot X 74 foot canopy over the existing gas pumps, 9-1/2 <br /> feet from the 29th Avenue property line; and <br /> 2. Relocate the existing gas pumps on the southernmost islands 20- <br /> 1/2 feet from the south property line to the center of the pump <br /> islands at the same time as both sets of pumps are spread far <br /> enough apart to provide adequate spacing for the types of <br /> customer service the station owner indicates he desires to offer <br /> his customers . <br /> • In granting these variances , the Council finds, as did the Planning <br /> Commission, that: <br />
