Because this property is classified for a light industrial zone <br /> the setback restrictions are more stringent than they would be <br /> for the same type of property located in a commercial zone; <br /> • 2. The business was initiated prior to the inception of the exist- <br /> ing Zoning Ordinance; <br /> 3. Sight lines between adjacent properties should not be a necessary <br /> consideration for this property which is bounded by Anthony Lane <br /> on the east and by the right turn onto Highway 88 on the west ; <br /> 4. The proposed improvements would enhance the aesthetic appearance <br /> of that corner and would provide weather protection for- the <br /> station ' s customers; and <br /> 5. There were no objections to the variances raised either before <br /> or during the July 15th Commission hearing or the July 22nd <br /> Council consideration of the proposal and, in fact , at least seven <br /> of the adjacent business owners had written letters (attached) <br /> urging the City to grant the variances . for the proposed improvements. <br /> Motion carried unanimously. <br /> The Manager indicated both the Commission and staff had recommended <br /> the Council approve the preliminary plat for the Blanske Addition . <br /> and grant the 81 square foot variance to the ordinance requirement <br /> for 32 , 000 square feet total area for eight townhomes, a size <br /> deficiency which had surfaced with the second survey. <br /> • Councilmember Ranallo asked Mr. Blanske when he thought he would <br /> _ get started on the project telling the developer he had been <br /> contacted by persons who had expressed some interest in purchasing <br /> a unit . Mr . Blanske said if everything went as he expected, <br /> construction would be started this summer. <br /> Motion by Councilmember Makowske and seconded by Councilmember <br /> Enrooth to grant the request from Bernard Blanske, 3829 Foss <br /> Road N. E. , for preliminary plat approval for the parcel of land <br /> he owns at the southeast corner of Silver Lake Road and Silver <br /> Lane, generally described as the Blanske Addition or that part <br /> of Lot 1 except the east 137.8 feet lying north of Lot 2 and <br /> its extension west being in south Lot 1 Block 1 , which would <br /> allow the developer to construct the 8. townhouses on his property <br /> which was rezoned for that purpose in November, 1985. In approving <br /> the plat , the Council also recognizes the parcel in question <br /> has a total area of only 31 , 919 square feet , which is 81 square <br /> feet short of the area which the Ordinance requires for the project , <br /> but agrees with the Planning Commission that this deficiency <br /> could be considered insignificant when compared to the total <br /> concept , and grants the variance of 81 feet , finding , as did <br /> the Commission that: <br /> 1. One of the reasons for the area size deficiency was that the pro- <br /> perty owner had deeded to the community, at no cost to the City, <br /> land for a right hand turn on the corner of Silver Lane and <br /> Silver Lake Road; and <br /> 2. No opposition to the townhouse project had been expressed since <br /> that concept had first been proposed. <br />
