The tanks were utilized by the former Montgomery Wards service station. Braun <br /> recommended a Phase 2 ESA to evaluate the potential for soil and groundwater contamination: <br /> Phase 2 ESA:'A petroleum release associated with the tank apparently occurred. The release <br /> was reported to the MPCA duty officer on May 12, 1994 and assigned Leak Number 00007375. <br /> • Limited Remedial lnvestigaflon Report(March 23, 1995): Braun conducted an additional <br /> Investigation to determine the horizontal and vertical extent and magnitude of the remaining soil <br /> contamination and to assess potential groundwater impacts. Multiple soli borings revealed• <br /> limited contamination. Braun concluded that risk to potential groundwater and vapor receptors <br /> from the petroleum release at the site appears unlikely. No drinking water wells are located In <br /> the impacted unit within 1/2 mile downgradlent of the site and a significant confining layer <br /> appears to exist between the Impacted unit and the upper drinking water aquifer. The source of <br /> contamination at the alto has essentially been eliminated with the removal of the UST systems: <br /> No vapor risk associated with manmade structures was Identified based on the available data. <br /> In a letter dated May 4;1995 the MPCA`VPIC staff stated that the former Montgomery Wards <br /> petroleum tank release has-been adequately addressed and closed the release alto file: <br /> (2) Hazardous Waste Traps o <br /> • Tires Plus <br /> Phase i ESA: One.waste trap was located in the northeast corner of the Tires Plus building. <br /> Braun recommended that the contents of the waste trap be removed and the Integrity of the trap <br /> be evaluated. <br /> Phase 2 ESA: On June 20;1994;the contents of this 500-gallon trap were removed and <br /> disposed off-site. A visual.Inspection-did not reveal any evidence of leakage. <br /> Old Gamble Store <br /> Phase i ESA: One waste trap was located on the northern side of the old Gamble store space <br /> located in the northeastern corner of the main mall building. Braun recommended that the <br /> contents of the waste trap be removed and the integrity of the trap be evaluated. <br /> Phase 2 ESA: On June 20,1994,Braun inspected this actively used 500-gallon trap and the <br /> visible portions appeared to be In good condition. On September 28,1994,the contents of this <br /> trap were removed and disposed off-alto. A visual Inspection did not reveal any evidence of <br /> leakage. <br /> 3) Asbestos <br /> Phase f ESA: Previous asbestos abatement efforts have occurred in the eight boiler rooms and <br /> commons area of the main mall building."According to reports documenting these earlier activities, <br /> several concerns were Identified,including evidence of airborne asbestos beyond the abatement <br /> containment areas. To determine the scope and magnitude of the asbestos dust contamination, <br /> Braun collected ten dust samples in the areas that underwent asbestos abatement.
