HAVE PROPOSED THAT <br /> BECAUSE OF THE INDUSTRIAL AND COMMEPCIAL DEVELOPMENTS NORTH OF 37TH AVENUE THE <br /> SOUTH SIDE BETWEEN STINSON BOULEVARD AND SILVER LAKE SHOULD BE REZONED FROM <br /> SINGLE FAMILY TO MULTIPLE DWELLINGS. HOWEVER, IN THE OPINION OF THE COMMISSION <br /> SUCH A REZONING WOULD HAVE SERIOUS ADVERSE E,:FECTS UPON THE SINGLE FAMILY <br /> RESIDENTIAL AREA IMMEDIATELY TO THE SOUTH AND THEREFORE WOULD NOT BE IN THE BEST <br /> INTEREST OF EITHER THE VILLAGE OR THE SURROUNDING PROPERTY OWNERS. <br /> THE PLANNING COMMISSI %N DOES FEEL, HOWEVER, THAT SOME BUFFER SHOULD BE <br /> PROVIDED AND TWAT FOR THIS PURPOSE THE CONSTRUCTION OF TWO-FAMILY DWELLINGS, <br /> IN COMPLIANCE WITH VILLAGE ZONING AND BUILDING CODES, SHOULD BE PERMITTED ON <br /> BUILDING LOTS CONTIGUOUS TO 37TH AVENUE N.E. IT IS THE FURTHER RECOMMENDATION <br /> OF THE COMMISSION THAT TWO-FAMILY DWELLINGS IN THIS AREA BE PERMITTED BY SPECIAL <br /> USE PERMIT OR REZONING AT THE TIME OF THE BUILDING PERMIT APPLICATION INSTEAD <br /> OF BY .A BLANKET REZONING AT THIS TIME, <br /> IT WAS MOVED BY ROCKS, SECONDED BY CAVANAGH, AND APPROVED UNANIMOUSLY. <br /> Z-62-5 REZONING NORTH OF 37TH AVE. IN THE VICINITY OF FOSS ROAD <br /> SOME Of THE PROPERTY OWNERS ALONG FOSS ROAD HAVE REQUESTED BY PETITION <br /> AND IN APPEARANCES BEFORE THE PLANNING COMMISSION THAT THE PROPERTY ALONG FOSS <br /> ROAD, NORTH OF 37TH AVENUE BE REZONED FROM SINGLE FAMILY RESIDENTIAL TO MULTIPLE <br /> DWELLING. IN CONSIDERING THESE REQUESTS, THE COMMISSION NOTED THAT AT THE PRESENT <br /> TIME THE ZONING ORDINANCE DOES NOT CONTAIN A MULTIPLE DWELLING ZONE AS SUCH BUT <br /> THAT SUCH USES ARE HOWEVER PERMITTED IN COMMERCIAL OR INDUSTRIAL ZONES. THE <br /> COMMISSION HAS HOWEVER PROPOSED THE ESTABLISHMENT OF A MULTIPLE DWELLING SECTION <br /> IN THE ZONING ORDINANCE. SEE ITEM Z-62-4 ABOVE) <br /> IN THE OPINION OF THE COMMISSION, REZONING THE PROPERTY ADJACENT TO FOSS <br /> ROAD TO MULTIPLE DWELLING WOULD CREATE A NARROW STRIP OF UNPROTECTED SINGLE <br /> FAMILY RESIDENTIAL ZONING BETWEEN THE PROPOSED REZONING AND THE VILLAGE BOUNDARY <br /> AT HIGHCREST. SINCE THIS WOULD SE HIGHLY UNDESIRABLE THE ACTUAL CHOICE APPEARED <br /> TO THE COMMISSION TO BE BETWEEN REZONING TO MULTIPLE DWELLING ALL OF THE AREA <br /> NORTH OF 37TH AND BETWEEN THE EXISTING INDUSTRIAL ZONING AND HIGHCREST ROAD OR <br /> DENYING THE REQUEST. IT WAS SHE FURTHER OPINION OF THE COMMISSION THAT SUCH <br /> REZONING WOULD ADVERSELY AFFECT THE SINGLE FAMILY RESIDENTIAL AREA TO THE SOUTH <br /> OF 37TH AVENUE AND ALSO THE SINGLE FAMILY RESIDENTIAL AREA EAST OF HIGHCREST <br /> WITHIN THE VILLAGE OF NEW BRIGHTON. <br /> IT WAS MOVED BY SKOVRAN THAT THE PLANNING COMMISSION RECOMMEND THE <br /> FOLLOWINGS <br /> 1 . THE EXISTING SINGLE FAMILY RESIDENTIAL ZONING EAgr OF FOSS ROAD SHOULD <br /> BE RETAINED. • <br /> 2. THE EXISTING SINGLE FAMILY RESIDENTIAL ZONING WEST OF FOSS ROAD AND <br /> NORTH OF 37TH AVENUE SHOULD BE REZONED TO TWO FAMILY RESIDENTIAL. <br /> 3. THE EXISTING INDUSTRIAL ZONING EAST OF FORDWAM, NORTH OF 37TH AVE. AND <br /> BOOTH OF THE VILLAGE MAINTENANCE SHOP (LOT 15) SHOULD BE REZONED TO MULTIPLE <br /> DWELLING, <br /> 4. ALL OF BLOCK 9, WIOUNDSVIEW 2ND ADDITION EXCEPT LOT 1 SHOULD BE REZONED <br /> FROM INDUSTRIAL TO MULTIPLE DWELLING. <br /> THE MOTION WAS SECONDED BY CAVANAGH AND GIVEN UNANIMOUS APPROVAL. <br />
