-4- <br /> ST_GNS REQUIRING A PERMIT <br /> Areas zoned commercial <br /> One sign peg- store or business frontage. <br /> One small sign below canopy. <br /> 30 sq. ft. plus : sq. ft. for each ICO sq. ft, of retail floor area <br /> for all other business signs, height not to exceed 6 feet above highest <br /> outside or parapet, with a maximum sign size of 130 sq. ft. <br /> Areas zoned Light industrial <br /> 1 sq. ft. for every 100 sq. ft. of ground floor space up to 300 sq. ft. <br /> of total sign area with not over 1 per frontage with a maximum heighth <br /> of 6 feet above highest outside wall, or parapet. <br /> A sign not to exceed fifty (50)ft. shall be permitted 20 feet in front <br /> of the building. <br /> STANDARD FOR VARIANCES AND NON-CONFORMING USES <br /> Standard for Variances <br /> The Village Council may vary the regulations of this ordinance when support- <br /> ing evidence in each specific case indicates that: <br /> 1. A particular hardship to the owner would resu It if the strict letter of the <br /> regulations viere carried out. <br /> 2. The conditions upon which the petition for a variance is based are unique <br /> to the parcel of land for which the variance is sought and one not applicable, <br /> generally, to other property within the same land use classification. <br /> 3. The granting of the variance will not be detrimental to the public welfare <br /> or injurious to other property in the neighborhood <br /> Non Conforming Signs <br /> Signs legally existing on the effective date of this ordinance which do not <br /> conform to the requirements set forth in this ordinance shall become a non- <br /> conforming use. <br /> 1 . Non-conforming temporary signs shall comply with the requirements of this <br /> ordinance within 12 months. <br /> 2. Non-conforming permanent signs shall be allowed to continue but shall not <br /> be rebuilt, altered or relocated without being brought into compliance <br /> with the requirements of this ordinance. <br /> i 3. Any new signs for non-conforming land uses, where sign permits are re- <br /> quired, shall be a special use and must conform to the requirements for <br /> a special sign permit. <br /> ADMINISTRATION <br /> Responsible Official <br /> It shall be the responsibility of the Building Inspector to cause the <br /> requirements of this ordinance to be properly enforced and to administer the same. <br /> Records <br /> 1. The Building Inspector shall maintain a record of all signs now existing <br /> or hereafter erected for which a permit is required under this ordinance. <br />
