Planning Commission Regular Meeting Minutes <br /> August 16, 1994 <br /> Page 10 <br /> 1 economic necessity the City needs to develop this site. Commissioner Franzese stated <br /> 2 she has heard comments that residential will not provide an adequate tax base, but she <br /> 3 would like to see the actual figures. <br /> 4 Commissioner Faust suggested the Commission look at the merits of this request and <br /> 5 make a recommendation one way or the other. He did not favor tabling. <br /> 6 Motion by Makowske, second by Franzese to recommend Council approval of an <br /> 7 amendment to the City's current ordinance, Section 1635.03,permitted uses, to allow a <br /> 8 lumber yard business in conjunction with a.hardwarelbuilding supply store to apply for a <br /> 9 conditional use permit in the Commercial District subject to proper screening to assure it <br /> 10 is compatible with the neighborhood. <br /> 11 Commissioner Makowske stated the real question is whether this is a good use for St. <br /> 12 Anthony. <br /> 63 Commissioner Bergstrom stated that in looking at a hardware and building supply <br /> 4 business with a lumber yard,the business could range from something quite small to <br /> 15 something very large. He felt a smaller sized business of this type, properly designed, <br /> 16 may be a compatible use. <br /> 17 Chair Gondorchin agreed the concern is whether making an amendment results in loss of <br /> 18 control over those important issues. <br /> 19 Commissioner Bergstrom questioned whether it was possible to draft language that would <br /> 20 make this type of use more restrictive. City Manager Morrison explained the City <br /> 21 Attorney felt the language could be more restrictive or it could be drafted to allow the <br /> 22 Planning Commission and Council to place restrictive conditions when considering the <br /> 23 conditional use permit. <br /> 24 Commissioner Makowske questioned whether the size of the lumber yard could be tied <br /> 25 into the size of the hardware/building store with a"not to exceed" square footage. He <br /> 26 commented that he feels details for a lumber yard, connected with a hardwarelbuilding <br /> 27 supply store, could be worked out. <br /> 28 Commissioner Franzese stated she seconded the motion so the matter could be discussed. <br /> 29 She indicated she may be able to support a building supply lumber yard if a lot of <br /> �0 quantifiers(screening, size, etc.) are established so the use fits into the neighborhood. <br />
