Planning Commission Regular Meeting Minutes <br /> • January 20, 1998 <br /> Page 5 <br /> 1 Boulevard. The existing curb and landscaping is contiguous with every property on this block. <br /> 2 Currently, the easement is lawn. The only proposed landscaping in this area is lawn and the only <br /> 3 paving is curb cuts. <br /> 4 Commissioner Gondorchin questioned the access in the rear of the townhomes. He asked if a car <br /> 5 left out of the garage would impede anyone else from driving through. He questioned the access <br /> 6 for emergency vehicles. <br /> 7 Mr. Baker stated there was enough room to park a car tightly against the garage and still move a <br /> 8 vehicle through. The intent is that the residents will park in the garage and additional parking <br /> 9 will be on the street. The area is tight but is no different than a public alley. <br /> 10 Commissioner Gondorchin again questioned if there would be access for emergency vehicles. <br /> 11 Mr. Baker stated the dimension was 25 feet. <br /> 12 Chair Bergstrom stated there was emergency access from the front of the building. He did not <br /> 13 consider it imperative that emergency vehicles be able to access the rear of the building. <br /> Mr. Baker explained that the intent was to not have a lot of garages and curb cuts along 33rd <br /> 4P5 Avenue. The rear access does work functionally but it is possible to have a less than desirable <br /> 16 situation if someone were to act irresponsibly. <br /> 17 Commissioner Gondorchin asked if there was a requirement of more than one exit for vehicles <br /> 18 for a development such as this one. <br /> 19 Ms. Moore-Sykes stated she was not aware of such a requirement but she then commenced a <br /> 20 search of the City Codes. <br /> 21 Mr. Baker noted that a copy of the site plan had been delivered to all properties within 300 feet <br /> 22 of the proposal. <br /> 23 Chair Bergstrom commended Mr. Baker for putting together an attractive development on this <br /> 24 property which has been out of use for some time without encroaching on the setbacks. <br /> 25 Tony Pajerski, 3312 Roosevelt Court, stated this development is directly in back of his house. <br /> 26 He asked if this plan included the empty lot adjacent to the property on the east and if it included <br /> 27 any of the present buildings to the north. <br /> 28 Mr. Baker stated there is a 20 foot easement on the east side of the lot. He stated there are <br /> 0 currently no buildings on the lot at this time. <br /> 30 Mr. Pajerski asked where the parking would occur. <br />
