The building of the Cub Foods facility will necessitate <br /> the demolition of the existing free-standing health <br /> club facility and a portion of the existing mall's north <br /> side, which represents the approximate area formerly <br /> occupied by J C Penney. <br /> This phase of the redevelopment also will involve <br /> adding two new lots (Lots 3 and 4) located along Silver <br /> Lake Road on the north and south side of 39th Avenue. <br /> These lots, as mentioned earlier, will be developed for <br /> small specialty retailers either in a single-tenant <br /> format or as a small multi-tenant facility. Each lot <br /> will contain sufficient parking to accommodate its <br /> desired retail or restaurant use without the need for <br /> cross-easement parking with other lots. <br /> Zero Lot-Line Variance Request <br /> Following the demolition of the mall's north side, a <br /> new replacement wall will be constructed to cap the <br /> existing mall structure and maintain the remaining <br /> mall in its current format. We are requesting a zero <br /> lot-line variance for the rebuilding of the mall's north <br /> wall, since this wall will be built right along the <br /> northern property line of Lot 7 and will not have the <br /> required building setback from the property line. <br /> Storm Water Ponding and Drainage System <br /> This phase of the redevelopment of Apache Plaza will <br /> involve the construction and maintenance of a <br /> comprehensive permanent storm water ponding, water <br /> treatment and drainage system that will fully comply <br /> with the current Rice Creek Watershed District <br /> guidelines. This comprehensive drainage, treatment <br /> and ponding system -will have the capacity to handle <br /> the entire first phase of redevelopment, including the <br /> Cub Foods store and Lots 2, 3 and 4. <br />
