He <br /> 2 stated that they did consider all sides of the house and determined this would be the best location. <br /> 3 <br /> 4 Commissioner Jensen asked if they felt like they would be losing privacy by placing it at the <br /> 5 front of the house versus the side of the house. Mr. Peterson stated that they plan to sit and enjoy <br /> 6 the sun porch noting that they could install shades if they need to. <br /> 7 <br /> 8 Vice Chair Hanson asked if the sunroom would be a three-season. Mr. Peterson confirmed that it <br /> 9 would be a three-season porch measuring 10-feet wide and 19-feet long. He reviewed the <br /> 10 structure with the Commission noting that it would be a nice addition to the house and enhance <br /> 11 the property. <br /> 12 <br /> 13 Chair Stromgren stated that he does have some concerns with the size of the variance requested <br /> 14 noting that it is actually a 12-foot setback. He indicated that there is a math error on the site plan. <br /> 15 He reviewed stating that it is about an 18-foot setback to the proposed. Mr. Peterson clarified <br /> 16 that it was 19 feet once they put the room on so they are looking for an 11-foot variance. <br /> 17 <br /> 18 Chair Stromgren stated that he is sympathetic to their desire to have the sun porch, considering <br /> 19 Mrs. Peterson's condition noting that the homes nearby are set back farther from the curb and <br /> 20 their home would be very close to the curb. <br /> 21 <br /> 22 Mr. Peterson noted the homes in the area that have similar situations and reviewed with the <br /> 23 Commission. Chair Stromgren acknowledged stating that most of those homes are pre-existing. <br /> 24 Mr. Peterson reviewed the area noting that there is no consistency to the layout of the homes on <br /> 25 their respective lots. <br /> 26 <br /> 27 Commissioner Tillman explained that the Commission considers certain points and requirements <br /> 28 that must be met to grant a variance and reviewed the three main criteria considered. She <br /> 29 referenced hardship stating that the Commission could possibly take into consideration the fact <br /> 30 that they really don't have any space around the living portion of the house because of the two <br /> 31 streets and the 10 foot yard being so small. She stated noted that they did not cause the situation <br /> 32 and it really isn't a hardship. She stated that the third point considered is whether the property <br /> 33' could not be put to reasonable use without the variance. She stated that this would be one of the <br /> 34 questions she would have to ask noting that this is one of the variance requirements she would <br /> 35 struggle with. <br /> 36 <br /> 37 Chair Stromgren clarified that the Planning Commission does not grant the variance, they only <br /> 38 review and make recommendations to the City Council for consideration. <br /> 39 <br /> 40 Vice Chair Hanson asked if they would have heating, cooling and electrical outlets installed in <br /> 41 the sun porch. Mr. Peterson explained that the only thing they would probably install is a ceiling <br /> 42 fan adding that there would not be any heating or cooling installed. <br /> 43 <br />
