Mr. <br /> 2 Peterson stated it would be attached to the house and directly accessible from the house and <br /> 3 outside. <br /> 4 <br /> 5 8.2 Tires Plus, conditional use permit and administrative subdivision for property located <br /> 6 adjacent to the TCF on Silver Lake Road. <br /> 7 <br /> 8 Dennis Knapp, General Manager for Tires Plus, Apache, stated that they are requesting a <br /> 9 Conditional Use Permit for the purpose of moving the Tires Plus Apache location. He provided <br /> 10 the Commission with packets for their review. He introduced his team noting that his partner <br /> 11 Greg Lundquist and architect John Patterson from RJM Construction are also in attendance. He <br /> 12 explained that the City notified Tires Plus on January 20, 2004 that they would have to relocate <br /> 13 their store as apart of the Northwest Quadrant Redevelopment Project. He explained that they <br /> 14 are purchasing the two lots across the street from TCF noting that they are also requesting a lot <br /> 15 split from TCF. He stated that it includes 27 feet of lot 9 and reviewed with the Commission. <br /> 16 He stated that they are proposing to purchase the additional 27 feet to alleviate any bare or open <br /> 17 space. He stated that they had to apply for a conditional use permit because they are an <br /> 18 automotive repair business and reviewed the conditions outlined in the packet with the <br /> 19 Commission. <br /> 20 <br /> 21 Mr. Knapp indicated that they have to relocate their business due to changes in the <br /> 22 redevelopment plans. He indicated that he was notified in January that they would have to <br /> 23 relocate and vacate by August. He stated that they are trying to be proactive by securing these <br /> 24 lots and reviewed the application and draft layout of the store location with the Commission. He <br /> 25 indicated that they would not require any additional variances for the setbacks and that the <br /> 26 parking is more than what they need. <br /> 27 <br /> 28 Mr. Knapp referenced the conditions outlined in the packet and acknowledged the concerns of <br /> 29 the Commission. He assured the Commission that they would not have any vehicles parked <br /> 30 outside overnight adding that if they do have overnight vehicles they are pulled into the garage <br /> 31 for the night. He explained that there would not be any outdoors waste storage and that the waste <br /> 32 tires would be stored in an enclosed garage. He stated that oil waste is picked up on a bi-weekly <br /> 33 basis, sometimes weekly, depending upon how busy they might be. <br /> 34 <br /> 35 Mr. Knapp referenced the parking and access points stating that they are presently in negotiations <br /> 36 with TCF regarding the possibility of granting an easement for access to their location from 39th. <br /> 37 He stated that so far TCF seems to be willing to grant the easement on their parking lot and <br /> 38 reviewed the access points with the Commission. He stated that TCF has been very receptive <br /> 39 throughout the negotiation process. <br /> 40 <br /> 41 Vice Chair Hanson asked if they would ask TCF for a small monument sign along 39th. Mr. <br /> 42 Knapp stated that the only sign they have actually discussed is a `No Trucks' sign coming from <br /> 43 39th into their parking lot. He stated that they could direct their deliveries to come in from Silver <br /> 44 Lake Road noting that they would work with their vendors on this issue. He stated that there <br /> 45 would be a monument sign located in front of their building, off 390'Avenue and reviewed with <br />
