Planning Commission Meeting Minutes <br /> February 17, 2004 <br /> Page 6 <br /> 1 the Commission. He stated that they have not decided on the actual location yet noting that they <br /> 2 would work out the location with the City Engineer. <br /> 3 <br /> 4 Commissioner Tillman suggested that they include a listing of the conditions on their current <br /> 5 conditional use permit and on some of the other automotive businesses to give the <br /> 6 Commissioners an idea of the kinds of conditions that are applied. City Manager Mornson noted <br /> 7 that the current Tires Plus probably did not come in under a conditional use permit noting that <br /> 8 they were probably here prior to conditional use permits. He stated that the others probably do <br /> 9 adding that it is a very good suggestion. <br /> 10 <br /> 11 City Manager Mornson asked for clarification on the total square footage would be for the <br /> 12 property. He stated that this is information that they should include for the public hearing. He <br /> 13 stated that they have had several meetings with Tires Plus and discussed a number of items <br /> 14 including signage and landscaping. <br /> 15 <br /> 16 Chair Stromgren suggested, for the public hearing,that they address the signage and landscaping <br /> 17 in detail in addition to the site lighting. He indicated that he would like to see it shown that the <br /> 18 residential area to the east would not be impacted. <br /> 19 <br /> 20 Vice Chair Hanson noted the color rendering shows trees behind their building and asked if they <br /> 21 would remain. Mr. Knapp stated that he could not guarantee that the trees would remain. He <br /> 22 indicated that it was very unlikely that there would be any trees between the two lots because.of <br /> 23 the spacing involved. <br /> 24 <br /> 25 Commissioner Tillman asked which way the garages would face. Mr. Knapp stated that all <br /> 26 garages would be facing south and the building would face Silver Lake Road. <br /> 27 <br /> 28 Commissioner Tillman noted the shaded reference to a building on the rendering and asked for <br /> 29 further clarification. Mr. Knapp explained that they had purchased the two lots because they <br /> 30 were not sure the building would fit on one. He stated that the architect included the area in the <br /> 31 rendering as a potential option in the future. <br /> 32 <br /> 33 Vice Chair Hanson asked if there is any site cleanup required on this space of if they have done <br /> 34 any soil testing on the site. Mr. Knapp stated that the lot has been tested and is suitable for <br /> 35 building. He stated that the lot to the south might require further testing adding that it is suitable <br /> 36 for building. <br /> 37 <br /> 38 Vice Chair Hanson asked if they have a total cost for the project. Mr. Knapp stated that the cost <br /> 39 would be between$550,000 to $600,000 and reviewed with the Commission. <br /> 40 - <br /> 41 Commissioner Young asked for clarification of the sign indicated on the drawing. Mr. Knapp <br /> 42 stated that they have some sign designs for the tower noting that they are still discussing the <br /> 43 brand signs. He provided the Commission with an overview noting that they are very attractive <br /> 44 signs. <br /> 45 <br />
