SUBJECT TO REVIEWAND REVISIONS <br />CITY OF SAINT ANTHONY VILLAGE <br />HENNEPIN COUNTY, MINNESOTA <br />ORDINANCE NO. <br />AN ORDINANCE CREATING THE 2015 -01 PUD — PLANNED UNIT DEVELOPMENT <br />OVERLAY ZONING DISTRICT <br />ASSOCIATED WITH THE PROPERTY LOCATED AT <br />3055 OLD HIGHWAY 8 (PID 0602923410140 AND PID 0602923410139) <br />THE CITY COUNCIL OF THE CITY OF SAINT ANTHONY VILLAGE ORDAINS AS <br />FOLLOWS: <br />Section One. Creation of the 2015 -01 PUD — Planned Unit Development Overlay <br />Zoning District. The 2015 -01 PUD — Planned Unit Development Overlay Zoning District is <br />hereby created which provides as follows: <br />2015 -01 PUD — PLANNED UNIT DEVELOPMENT OVERLAY ZONING <br />DISTRICT <br />A. Intent: The intent of the 2015 -01 PUD — Planned Unit Development Overlay Zoning <br />District is to create a new PUD Overlay Zoning District over the property legally <br />described in Exhibit A that shall be in addition to the underlying LI — Light Industrial <br />Zoning District in order to provide for the continued use of the building located at <br />3055 Old Highway 8 and to provide for a unique mixture of office space, medical <br />office space, personal service needs, and other uses which can maximize the <br />occupancy potential of the existing building while remaining sensitive to is unique <br />and valuable site characteristics. The public will benefit from efficient distribution of <br />uses, common use of parking and open space and a variety of professional and <br />personal services. <br />B. Permitted Uses. The permitted uses of the 2015 -01 PUD — Planned Unit <br />Development Overlay Zoning District shall conform to the permitted uses of the LI — <br />Light Industrial Zoning District as listed in §152.141 of the Saint Anthony Village <br />City Code, with the following additions: <br />1. Religious Assembly at times chosen by the Property Owner to include <br />without limitation, prayer services, religious education, weddings and <br />other religious ceremonies and observances limited to the lower level <br />(11,655 square feet) and a limited portion of the main level (1,286 square <br />feet) consisting of a total of 12,941 square feet in the locations shown in <br />the Development Plan attached as Exhibit B; <br />2. Adult day care; <br />3. Clinics for medical /dental /and behavioral health. <br />C. Conditionally Permitted Uses. The conditionally permitted uses with the issuance of <br />a Conditional Use Permit shall conform to the conditional uses of the LI — Light <br />Industrial Zoning District as listed in § 152.142 of the Saint Anthony Village City <br />
