Code, except those conditional uses listed in § 152.142 that are listed as "permitted <br />uses" above in Section One (B) of this Ordinance. <br />D. Accessory Uses. The accessory uses of the 2015 -01 PUD — Planned Unit <br />Development Overlay Zoning District shall conform to the accessory uses of the LI — <br />Light Industrial Zoning District as listed in § 152.143 of the Saint Anthony Village <br />City Code. <br />E. Dimensional Regulations. The dimensional regulations of the 2015 -01 PUD — <br />Planned Unit Development Overlay Zoning District shall conform to the district <br />standards of the LI — Light Industrial Zoning District as outlined in § 152.144 of the <br />Saint Anthony Village City Code. <br />F. General Regulations and Performance Characteristics. All other applicable general <br />regulations and performance characteristics (e.g. landscaping, screening, fencing, <br />parking, access and circulation, signage, etc.) of the 2015 -01 PUD — Planned Unit <br />Development Overlay Zoning District shall conform to the general regulations and <br />performance standards as outlined in the City Code, unless otherwise specified in <br />Section One, G below. <br />G. Additional Performance Standards of the 2015 -01 PUD — Planned Unit Development <br />Overlay Zoning District. In addition to the Performance Characteristics set forth <br />above in Section One, F, the following additional performance standards shall apply <br />in and be conditions of the 2015 -01 PUD — Planned Unit Development Overlay <br />Zoning District: <br />1. Parking. To ensure sufficient off - street parking for all uses of the existing <br />building, the Property Owner /Applicant must, prior to the issuance of any <br />certificate of occupancy must provide to the City Manager proof of lot <br />combination of Parcel A and Parcel B into a single lot. <br />Changes in occupancy or uses within the existing building must be reviewed and <br />approved by the City Manager to ensure that there is adequate parking space <br />available for said use. <br />Vehicles associated with the businesses or activities located within the existing <br />building shall be parked in a manner which provides safe ingress and egress of <br />vehicles, maximizes parking stall availability on the overall site. Only those <br />vehicles accessory to principal uses located within the existing building are <br />permitted to be parked on site at all times. <br />2. Parking Study. Within one (1) year of issuance of an occupancy permit, the <br />Property Owner /Applicant shall perform a parking study by a registered engineer <br />to determine if parking demand caused by the proposed uses is sufficient to <br />warrant the available parking area be re- striped to the City minimum standards of <br />9 feet by 19 feet stalls. Voluntary re- striping of the parking area to meet this <br />standard at an earlier date will satisfy this condition. <br />3. Landscaping and Property Maintenance. All areas of the Property not devoted to <br />building or parking areas must be maintained in landscaping, and the trees must <br />be maintained and replaced as needed. <br />4. Signage. Any future signs must be consistent with Chapter 155, Saint Anthony <br />Village's Sign Code, and shall require the issuance of a sign permit from the City. <br />
