Councilman <br /> Letourneau said the building placement was probably determined by <br /> the location of three existing trees on the site. <br /> Mr. Fornell told Lloyd Hedman, 3924 Penrod Lane, he believed the <br /> amount of fill piled on the site made it almost impossible to mow <br /> off the weeds since even City mowers could probably not handle <br /> the job. <br /> Mr. Haggerty, who is representing Mr . Hedlund, felt there had been <br /> an adequate landscaping plan incorporated into the site plan as <br /> presented and felt if there were going to be changes made, his <br /> client should be informed so the additional costs could be calcu- <br /> lated when rental fees are set. He could not see where changing <br /> a species -of plantings could effect the plan and felt the owner <br /> will make the property as attractive to prospective tenants as he <br /> can. <br /> Motion by Mayor Haik and seconded by Councilman Ranallo to add as <br /> a condition of approval of Mr . Hedlund 's proposed Detail Plan that <br /> the landscaping should be worked out with City staff and brought <br /> before the Council for review before an occupancy permit is issued <br /> for the building. <br /> Motion carried unanimously. <br /> • Motion by Councilman Sauer and seconded by Councilman Ranallo to <br /> approve the items submitted by Gordon Hedlund as the Detailed Plan <br /> for the south 230 feet of Lot 12 , Block 1, Penrod Addition, with <br /> these items also to be considered as the Final Plan for the Hedlund <br /> PUD and to grant approval of the Detailed Plan and the Final Plan <br /> as being in conformance with the Concept Plan, as modified, subject <br /> to the eight following conditions: <br /> 1) Attachment "A" , site plan (dimensions and spacial <br /> relations) only. No perspective view submitted. <br /> Square footage of building is corrected to be 5, 400 <br /> square feet and not 5 ,700 square feet, as indicated <br /> on the plan; and the exterior of the building shall <br /> be cedar on all four sides . <br /> 2) Signage as per Development Concept Plan. <br /> 3) Provision of 27 parking spaces as per site develop- <br /> ment plan, "A" . <br /> 4) Prior to installation of heating and air condition- <br /> ing equipment, the developer shall submit specifica- <br /> tions to the City staff for their approval as to noise <br /> level and location and :screening of the equipment. <br /> 5) Easement specifics for two additional buildings <br /> and the Bona and Blanske properties north of the PUD <br /> site shall be submitted for City staff approval . <br />
