-4- <br /> the City Zoning Ordinance and the usage suggested by Mr. Blanske is <br /> • in conformance with that of the surrounding neighborhood. <br /> Motion carried unanimously. <br /> Mr. Blanske was present, but did not comment during these proceedings . <br /> The site plans for the proposed addition to the Red Owl building in <br /> the St. Anthony Shopping Center, as well as the original building <br /> plans for that structure, were presented by Harlan Opheim and <br /> Kenneth 0. Parke, representing the business owner, Kraus Anderson <br /> Building Company. Questions raised by the Board regarding the parking <br /> for the existing building were settled to the Council 's satisfaction <br /> when it was demonstrated Kraus Anderson owns land to the west of the <br /> building which could accommodate 180 parking spaces where the City <br /> Zoning , Ordinance only requires 96 . Mr. Fornell pointed out that the <br /> existing grocery operation will be reduced to incorporate the <br /> Snyder Drug Store, sans restaurant, and the usage will remain "C" <br /> after the renovation. Mr. Berg said there was no opposition to the <br /> proposal by the City Fire Department, following its review of the <br /> plans. <br /> Motion by Councilman Ranallo and seconded by Letourneau to grant an <br /> eleven-foot rear yard variance along the southeast property line of <br /> the Red Owl building, 2550 Highway 88, which will allow the addition <br /> to the building as proposed, subject to staff review of the building <br /> • plans and their conformance with all building , fire and safety <br /> codes and submission of a signage plan which is in conformance with <br /> City ordinances , finding that the addition only continues the existing <br /> building lines and the adjacent building has a similar property line <br /> setback. <br /> Motion carried unanimously. <br /> A question of whether the Board could recommend approval of the <br /> warehouse office building proposed to be erected by C. G. Hill on <br /> the property he owns in the St. Anthony Industrial Park if the <br /> granting of the variance varied from that in the notice of the <br /> public hearing on the subject, was settled when Mr. Hill announced <br /> he had revised his plans for the building to bring it into confor- <br /> mance with the notice and still maintain the setback between his <br /> property and the Cassidy property to the north which will be consis- <br /> tent with other buildings on Anthony Lane. These revisions will <br /> necessitate a variance for only one parking space as well . <br /> Motion by Councilman Ranallo and seconded by Councilman Letourneau <br /> to grant all setback variances necessary for the building proposed <br /> to be built by C. G. Hill on Block 1, Lot 4 , except the southwest <br /> 45 feet thereof, St. Anthony Industrial Park (2924 Anthony Lane) <br /> as well as variances to allow (9 x 20 foot) parking spaces and one <br /> less parking space , agreeing with the Planning Board that the vari- <br /> ances should be granted because of the poor subsoil conditions on <br /> the site ; surrounding buildings have similar setbacks ; there is a <br /> substantial drainage easement on the Highway 88 side of the building; <br /> and the building as proposed does not appear to present a conflict <br /> with the adjacent property to the north. <br />
