2 <br /> • Mr. Ernst presented to the Planning Board and interested residents therevisions <br /> made in the site plan. The revisions included a redesign of the traffic pattern <br /> through the development, curb cut location changes, a combined trash area <br /> and more extensive landscaping. <br /> Mr. Josiah Brill , attorney for (North American Monarch and Mr. Ernst, then spoke <br /> to the Planning Board and residents about existing incursions in the light indust- <br /> rial zoning along 37th Avenue M.E. Specifically, he mentioned the Vet Clinic, <br /> Standard Oil and Fas Gas service stations, Autotraac, and Purity Dairy Store <br /> as commercial incursions in the original light industrial zoning of the strip. <br /> Mr. Brill then stated the Planning Board and staff recommendations in the new <br /> zonino ordinance for this parcel of land, which were light commercial by the <br /> former and light commercial with the possible desireability of certain heavier <br /> commercial uses by the latter, although the zoning should be light commercial . <br /> Mr. Brill then spoke of the addition to the tax base of such a development and <br /> the potential traffic generation, which he felt would be less detrimental than <br /> many light industrial uses. <br /> Mr. Fiori , General Manager of Porth American Monarch, stated his company's <br /> desires to sell the land. He said the company is growing and cannot expand to <br /> the east because of an easement. <br /> At that point, several Board members asked questions about the proposed <br /> development. <br /> Mr. Rymarchick asked about the impact of the widening of County Road "D" and its <br /> impact on the proposal . He was told the County would only acquire a small strip <br /> of land, tapering from about five feet to less than one foot. <br /> Mr. Cowan asked which building would be constructed first. Mr. Ernst replied <br /> that the building containing the Country Kitchen restaurant would be. As the <br /> rental space in that building is occupied, the office building would be <br /> constructed. <br /> Mr. Marks asked if the proposal effected North American Rockwell 's expansion <br /> plans. Mr. Fiori said that Porth American Rockwell would have to expand to the <br /> west; their manufacturing process could not be spilt. <br /> Mr. Rymarchick and Mr. Johnson were concerned about signing and wondered if <br /> Country Kitchen would work within the sign ordinance. Mr. Johnson stated that <br /> St. Anthony is primarily a residential community and that he felt residents <br /> wanted to keep it that way. <br /> The hearing was then opened to statements of interested landowners in the area. <br /> Maureen iverson , 2908 37th Avenue N.E. expressed her strong opposition to the <br /> proposal . She felt that the present light industrial zoning was better than a <br /> Country Kitchen. <br /> • Elvira Wojcik, 3608 Belden, said she felt St. Anthony had fourteen restaurants <br /> which was plenty and was concerned about the adequacy of parking. <br /> i <br />
