3 <br /> • Duane Duerre, who owns a duplex at 2606 37th Avenue N.E. cited potential trash <br /> problems, crime problems r-id potential parking problems and felt the proposed <br /> development would reduce his property's value. <br /> Howard McHugh of 3640 Coolidge was concerned about garbage problems and the <br /> possible lack of sewer capacity to handle the proposed development. <br /> Art Thomason, 2900 37th Avenue N.E. felt his investment in his home was :n <br /> jeopardy-he said he liked the zoning the way it was. <br /> John Sarribuco, 3613 Belden Drive, said the City could not limit the business hours <br /> because to do so would be unconstitutional . He .said that North American <br /> Monarch could always expand upwards and that it would be difficult to eliminate <br /> odor and trash problems. <br /> Helen Cotton, 3625 Belden Drive, expressed concern about possible odor problems. <br /> Dick Timmer, 3617 Belden Drive, was concerned about traffic safety in the area. <br /> Roger Martin, 3609 Belden Drive, felt that the Planning Board should initiate <br /> zoning changes and that developers should abide by the present zoning. <br /> Dick SGwden, 2800 33rd Avenue N.E. , spoke in favor cf the proposal citing the <br /> existing R-2 zoning on the south side of 37th Avenue M.E. and increase in the <br /> tax base from such a development. <br /> Mr. Sambuco stated his concern about sufficient sewage system and water supply <br /> capacity. He felt that the land should , perhaps, be given to the City. <br /> Mr. F?ori felt that his company and the proposed development should not be <br /> considered a buffer zone for the residential area south of 37th Avenue M.E. <br /> The Public Hearing was closed at 9:20 P.M. and the Planning Board members <br /> responded. <br /> Wil Johnson felt that any rezoning proposal needs guidelines which should <br /> include the public interest and probable effects of the development. He <br /> felt 37th Avenue N.E. is a transitional use area, is in favor of light <br /> commercial uses on the site and sees problems with the signing and <br /> potential traffic generation of the proposed use. <br /> R chard Rymarchick felt some of the improvements in the site plan were <br /> good and favored the office building use but felt that a restaurant was <br /> unsuitab!e. He also felt the restaurant would generate more traffic at <br /> more hou!-s and that there is bound to be more traffic on side streets. <br /> George Marks was of the opinion that the Plannino Board should have some <br /> very strong reasons to rezone the land to commercial and permit a heavy <br /> commercial use such as the Country Kitchen proposal . He agreed with con- <br /> cerned residents that St. Anthony presently is, and should be kept, <br /> residentiai in character. He felt that the office buildings use is a <br /> . good one, however. The potential tax receipts from such a development <br /> doesn't outweigh the adverse impact on the neighborhood, he felt. <br />
