Interior <br /> Basement <br /> Description: The basement has poured concrete foundation walls. There are other interior <br /> basement walls that vary from masonry walls for the chimney support and a vault enclosure to <br /> framed walls used as partition walls. The floor is concrete. The ceiling is clay tile laid between <br /> concrete beams. Part of the basement ceiling is covered with an applied acoustic tile. <br /> Condition: There were no visible cracks in the foundation <br /> walls. Water stains were present at the base of the <br /> foundation walls and floor. More than likely the water <br /> entered the foundation because of improper surface <br /> drainage on the exterior of the building. There were no <br /> signs of recent or current water infiltration. There is a <br /> sink in the kitchenette that could be leaking because the <br /> wall directly behind the sink in the storage room has a <br /> significant area of mold on the exterior side of the <br /> ` drywall. <br /> Recommendation: Remove the mold on the frame wall in the basement. Additionally, conduct a <br /> mold assessment in the basement to determine the extent of mold growth. <br /> First Floor <br /> Description: The first floor has a series of offices and bathrooms that surround a large,two-story <br /> reception hall. Painted plaster is on all of the walls and ceilings. The reception hall is the most <br /> ornate of all the rooms with a wood beamed ceiling, high wood wainscot, custom doors and door <br /> hardware, three large leaded windows, and a large marble fireplace. All of these materials <br /> appear to be original to the building. <br /> Condition: The majority of the first floor walls ceilings, <br /> f,�"4 .Ys. ti trim, doors, and finishes are in good condition. There are <br /> areas of worn finish, but considering the age of the <br /> building, these wear patterns are expected. The only area <br /> of concern is in the northeast corner of the reception hall <br /> where there is an area of water staining,peeling paint, <br /> and plaster deterioration. It is difficult to know if this is a <br /> current or an ongoing condition as it was inaccessible. <br /> According to the building occupants, a roof leak was <br /> found in that area, and this leak was repaired. <br /> Recommendation: If not already done,repair the roof leak in the northeast corner. Repair the <br /> areas of deteriorated plaster.
