Planning Commission Meeting Minutes <br /> August 16, 2005 <br /> Page 16 <br /> 1 Commissioner Young asked Mr. Leonard if he has a copy of the site plan and asked him to <br /> 2 review the traffic flow from the site. Mr. Leonard explained that there is a curb cut that currently <br /> 3 comes into the center and they reconfigured the green space. He stated that they still have two <br /> 4 trees and have included more shrubs along the building adding that with the reconfiguration they <br /> 5 would use the same driveway to come in and exit. <br /> 6 <br /> 7 Commissioner Young asked if it would be feasible for a car, entering in from Kenzie Terrace, to <br /> 8 turn directly into the drive-through lane without swerving into the flow of traffic. She stated that <br /> 9 she could see their intent adding that she also realizes that people would try to cut the corner in <br /> 10 order to get into the drive-through lane. Mr. Leonard stated that cars would probably not be able <br /> 11 to turn directly into the drive-through lane and reviewed the flow with the Commission. <br /> 12 <br /> 13 Chair Stromgren suggested including an exit only sign at the rear that would restrict traffic. <br /> 14 <br /> 15 Commissioner Jensen asked if the original approval of the plan required that this be a two-lane <br /> 16 for traffic flow. <br /> 17 <br /> 18 The developer indicated that he has been talking with Snyder's about going into this area noting <br /> 19 that they did make them aware that they have been down this road before. He explained that this <br /> 20 would be for pharmacy use only and they are willing to have this use tied to the drive-through. <br /> 21 He acknowledged that there could be conflicts adding that they would be willing to turn this <br /> 22 section into a one-way passage on this side. He stated that if it becomes an issue it could be <br /> 23 addressed by making it a one-way. He stated that Snyder's has done a good job with the <br /> 24 landscaping noting that the operation would not be a 24-hour service. He stated that the <br /> 25 positioning of the driveway movement would prohibit the headlights from shining into the <br /> 26 neighborhoods. He stated that Snyder's is aware of the previous applications and the end results. <br /> 27 <br /> 28 Commissioner Jensen noted that the original proposal for the center included a variance for the <br /> 29 parking that allowed 31 parking stalls and this concept sketch takes five spaces and gives back <br /> 30 two and would not need a variance to address the other three. He suggested that if they make it a <br /> 31 one-way they could pick up the five parking stalls. <br /> 32 <br /> 33 The developer referenced the employee parking area noting that they could get the other three. <br /> 34 He stated that they would not have to go through the variance process to gain back the three stalls <br /> 35 and reviewed the parking areas with the Commission. <br /> 36 <br /> 37 IX.
