Commission Meeting Minutes <br /> Planning Commig <br /> September 20, 2005 <br /> Page 14 <br /> 1 variance requests. <br /> 2 <br /> 3 Mr. Harriss noted that in order to build they would have to meet the minimum requirements for <br /> 4 the number <br /> of units addingthat they would not be able to build a 33-unit building without going <br /> view the proposal with Staff noting that one of the <br /> 5 up four stories. He stated that he would re p p <br /> 6 things that ends up driving a project like this is the parking requirements,which could take up a <br /> 7 lot of buildable space. He assured the Commission that they would work to identify and site the <br /> g building in on the lot so that the setback requests would be acceptable to the City. He stated that <br /> 9 they are in the early stages of planning and are working to identify all issues that should be <br /> 10 addressed. <br /> 11 <br /> 12 Chair Strogren stated that it is nice to have a developer who comes in and immediately <br /> m <br /> 13 provides a 2-space per unit parking up front adding that he also appreciates the green-space <br /> 14 recommendations in their plan. <br /> 15 <br /> they <br /> 16 Commissioner Jensen stated that had previously discussed the text amendment requiring a <br /> 17 three-acre minimum adding that A PUD would more than likely happen on the north side of the <br /> 18 property. He stated that this proposal is clearly under the three-acre minimum and that this alone <br /> 19 would reopen the discussions. <br /> 20 <br /> 21 Chair Stromgren asked if they have a timeline in place. He stated that the Commission expects <br /> 22 to see extensive plans and designs at the public hearing. <br /> 23 <br /> 24 Mr. Harriss stated that they anticipate beginning the project in the next four to five weeks. He <br /> 25 stated that they would like to try getting this done internally within the next 30-days. He <br /> 26 expressed concerns stating that if they have to revisit the design in a substantial way that could <br /> 27 delay the process. He stated that their target is to have the preliminary plat ready and available to <br /> 28 review at the next Planning Commission. He assured the Commission that they would not come <br /> 29 before the Planning Commission without a complete package for them to review. He asked the <br /> 30 Planning Commission for positive feedback on the project noting that it would allow him to be <br /> 31 able to go back to the owner and request an extension. <br /> 32 <br /> 33 Commissioner Jensen stated that the Commission is not opposed to housing at this location <br /> 34 adding that they want clarity from the Public Works department on this site. He stated that the <br /> 35 existence of property lines on an `as is' condition othe�Commissiindication <br /> on t be able towhere <br /> know where the uld e <br /> 36 on a re-plat.
