Work with the Fire Department regarding hydrant placement and any other public <br /> safety issues associated or potentially associated with this redevelopment project. <br /> iii. Work with Development Committee regarding landscaping, screening and <br /> construction issues. <br /> iv. Work with City Engineering and Public Works regarding storm water, sanitary and <br /> water issues. <br /> v. Removal of underground fuel tanks and clean up of any possible contamination. <br /> vi. The Phase II Environmental Review of the sites,which has been completed. <br /> The Final Development Plan,which will include the above-referenced items as well as any that result from this <br /> public hearing,will be presented to the City Council for approval. <br /> The applicant has also met with the Planning Commission in a Concept Review and with the Development <br /> Review Committee as required by the City Ordinance. <br /> Action: Motion to recommend to City Council to approve or deny the applicant's request amend the <br /> Mixed Use PUD to include the following properties: <br /> a. Ed's Carwash, 2415—39`h Avenue NE, St. Anthony, MN 55421 <br /> i. Lot 2,Block 1,Beutz Addition <br /> b. Firestone Tires, 3901 Stinson Boulevard NE, St. Anthony,MN 55421 <br /> i. Lot 3, Block 2,Apache Plaza <br /> ii. <br /> c. Vacant Lot, Stinson Boulevard NE, St.Anthony,MN 55421 <br /> i. Lot 2, Block 1,Wirth Addition <br /> II. SUBDIVISION OF PROPERTY. Apache Redevelopment,LLC is also applying for a subdivision of <br /> property to combine the three (3) lots formerly known as Ed's Carwash, Firestone Tires and the vacant lot to the <br /> north of the site of Ed's Carwash in order to continue the Phase IIa portion of their residential construction <br /> plan. In addition to combining the lots, Mr. Daryl Gemar of Apache Redevelopment,LLC was advised that <br /> Apache Redevelopment,LLC would need to complete a preliminary plat of the site and secure final plat <br /> approval. Preliminary plat review does require a public hearing with the Planning Commission. <br /> Action: Motion to recommend to City Council to approve or deny the applicant's request of Subdivision <br /> of Property to combine the following properties: <br /> d.
