Planning Commission Meeting Minutes <br /> June 20, 2006 <br /> Page 4 <br /> 1 <br /> 2 Chair Stromgren closed the public hearing at 7:23 p.m. <br /> 3 <br /> 4 Commissioner Galyon asked about the storage tank on the former Ed's carwash. Mr. <br /> 5 Gemar stated it is part of the next phase. <br /> 6 <br /> 7 Motion by Vice Chair Hanson, second by Commissioner Hoska,to recommend approval <br /> 8 of the request of Pratt/Ordway Phase H for preliminary and final amendment to rezone to <br /> 9 PUD with the condition they fulfill the requirements specified in Staff Report Number <br /> 10 <br /> 11 Motion carried unanimously. <br /> 12 <br /> 13 b. Subdivision of Property —Lot Combination <br /> 14 <br /> 15 Chair Stromgren opened the public hearing at 7:27 p.m. <br /> 16 <br /> 17 Ms. Moore-Sykes informed the Planning Commission that Apache Redevelopment, LLC <br /> 18 is also applying for a subdivision of property to combine the three lots formerly known as <br /> 19 Ed's Carwash,Firestone Tires and the vacant lot to the north of the site of Ed's Carwash <br /> 20 in order to continue the Phase Ila portion of the residential construction plan. In addition <br /> 21 to combining the lots, Mr. Daryl Gemar of Apache Redevelopment, LLC was advised that <br /> 22 Apache Redevelopment, LLC would need to complete a preliminary plat of the site and <br /> 23 secure final plat approval. Preliminary plat review does require a public hearing with the <br /> 24 Planning Commission. <br /> 25 <br /> 26 Ms. Moore-Sykes informed the Planning Commission they are tasked to propose a <br /> 27 motion to recommend to the City Council to approve or deny the applicant's request to <br /> 28 amend the Mixed Use PUD to include the properties: Ed's Carwash, 2415 —39,'Ave NE, <br /> 29 St. Anthony, MN 55421, Lot 2, Block 1, Beutz Addition; Firestone Tires, 3901 Stinson <br /> 30 Blvd NE, St. Anthony, MN 55421, Lot 3, Block 2,Apache Plaza; and the Vacant Lot, <br /> 31 Stinson Blvd NE, St. Anthony,MN 55421, Lot 2, Block 1, Wirth Addition. <br /> 32 <br /> 33 If the City Council approves the Subdivision of Property request, Apache <br /> 34 Redevelopment, LLC is required to file this action for recordation with the County of <br /> 35 Ramsey prior to the issuance of any building permit or within 60 days, which ever is <br /> 36 sooner. <br /> 37 <br /> 38 Mr. Gemar presented the site plan once again and entertained questions. <br /> 39 <br /> 40 Chair Stromgren asked if this action would effect the description of their property. <br /> 41 Mr. Gemar answered that it would not. <br /> 42 <br /> 43 Chair Stromgren closed the public hearing at 7:30 p.m. <br /> 44 <br />
