Preliminary/Final Plat <br /> 7 <br /> 8 Chair Stromgren opened the public hearing at 7:32 p.m. <br /> 9 <br /> 10 Ms. Moore-Sykes reported that because Apache Development, LLC is including <br /> 11 subdivision of the property as part of the Phase Ila development plan,they are also <br /> 12 required to submit a preliminary plat for review at a public hearing before the Planning <br /> 13 Commission. <br /> 14 <br /> 15 Mr. Gemar reported that demolition of Ed's Carwash and Firestone buildings will begin <br /> 16 approximately the week of June 30, 2006,with construction beginning some time in <br /> 17 August or September. He indicated they will construct the first two buildings in the area <br /> 18 adjacent to Equinox Apartments. Each building will contain five single level, slab on <br /> 19 grade units with attached garages. <br /> 20 <br /> 21 The next three buildings with the same floor plan offerings will be built in the area along <br /> 22 Stinson Boulevard and 39th Age.NE. Two of the buildings will also have five units in <br /> 23 each and the third building will contain six units. The total number of units planned for <br /> 24 this phase of the residential development is 26 with between 1,200 square feet and 1,500 <br /> 25 square feet of living space. This project is designed to be more sensitive to the transition <br /> 26 from the traditional single-family home to a slightly smaller or"down-sized"home. <br /> 27 <br /> 28 The Fire Department has also reviewed the preliminary plat as part of the development <br /> 29 review committee. They have indicated that the road widths are sufficient for emergency <br /> 30 vehicles. Mr. Gemar also indicated Apache Development LLC plans to berm and <br /> 31 landscape the areas adjacent to neighboring properties. <br /> 32 <br /> 33 If the preliminary plat is recommended for approval by the Planning Commission, it will <br /> 34 be presented to the City Council at the June 27, 2006 meeting as a final plat. If the final <br /> 35 plat is approved by Council resolution, Apache Redevelopment, LLC must record it with <br /> 36 the Ramsey County Recorder or Registrar of Title within 30 days after the date of <br /> 37 approval. If recordation does not occur within the 30 days,the approval of the final plat <br /> 38 will be null and void. <br /> 39 <br /> 40 Chair Stromgren closed the public hearing at 7:35 p.m. <br /> 41 <br /> 42 Motion by Commissioner Young, second by Vice Chair Hanson, to recommend approval <br /> 43 of the request of Pratt/Ordway for preliminary and final plat. <br /> 44 <br />
