He stated as long as the stoop connected to <br /> 7 the house and on a foundation is within the five-foot setback; Mr. Shadduck did not need to be <br /> 8 here. <br /> 9 <br /> 10 Commissioner Jensen stated the elevation is not clear from the drawing. <br /> 11 <br /> 12 Chair Stromgren replied there is nothing that says he could not have a stoop at the same level as <br /> 13 the sidewalk. He informed Mr. Shaddock he would need to comply with specific impervious lot <br /> 14 coverage. <br /> 15 <br /> 16 Mr. Shadduck replied he would speak with Staff to make sure he is clear on the requirements. <br /> 17 <br /> 18 Chair Stromgren stated as this is a concept review no action is required. <br /> 19 <br /> 20 B. 2620 Kenzie Terrace—B'Yond Automotive <br /> 21 <br /> 22 Mr. Josh Hamann addressed the Commission and summarized his proposal to open an auto <br /> 23 customizing shop. He stated he would be focusing on rims and tires, window tinting, alarm <br /> 24 systems and stereo systems. He assured the Commission no chemicals would be used or painting <br /> 25 done at the site. <br /> 26 <br /> 27 Assistant City Manager Moore-Sykes explained Mr. Hamann contacted Staff inquiring about the <br /> 28 possibility of moving his business to 2620 Kenzie Terrace. She reported Mr. Hamann stated he <br /> 29 contacted the building owner, Ms. Theresa Hawk about the use of the vacant building. Assistant <br /> 30 City Manager Moore-Sykes suggested,based on the information provided by Mr. Hamann, that <br /> 31 his business was better suited for the Industrial Park. She stated Mr. Hamann reported he did not <br /> 32 use paints, lacquers, or polishes as part of his automotive customizing services and he did not <br /> 33 feel his business would be out of place adjacent to Brownie's Restaurant. She stated Mr. <br /> 34 Hamann did customizing and detailing, but mostly through an applique process. She reported he <br /> 35 also does customized tires, rims, auto interiors, stereo and speaker installation, and security <br /> 36 system installation. <br /> 37 <br /> 38 Assistant City Manager Moore-Sykes informed the Commission the only automotive uses <br /> 39 permitted in a Commercial Zoning District are for auto accessory or parts stores. She stated auto <br /> 40 repair required a conditional use permit in the Commercial Zoning District. <br /> 41 <br /> 42 Commissioner Hanson remarked he would be concerned with the noise for the neighborhood. <br /> 43 <br /> 44 Mr. Hamann replied his business is located in a garage stall and all customizing would be done in <br /> 45 the bay. <br />
