Mr. Kozulla also addresses other issues in his letter as the result of questions asked of him by the Planning <br /> Commissioners during the concept review regarding the planned renovation for the Shopping Center. He <br /> received many questions regarding the parking of the Shopping Center because of the Center's plan to do a <br /> mill and overlay. As he states in his letter, the Shopping Center has 86,564 gross square feet of floor area. <br /> The City Code requires that a commercial property have one (1) parking space per 300 SF of gross floor <br /> area,which gives the Center 294 parking spaces. The Code's requirement would be 288 for the Shopping <br /> Center. Mr. Kozulla states,however, due to the existing landscaped islands, the size of the spaces have <br /> ranged from 8.5' to 10' wide and 18' long. The City Code requires parking spaces to be at minimum 9'by <br /> 19'. <br /> The other issue that was important to the Planning Commission was site drainage. Mr. Kozulla states that <br /> he has discussed the City's requirements regarding storm water management.
