The parcel that LaNel is proposing to build their assisted living facility on is a triangular-shaped lot,with a side <br /> yard bordering on Kenzie Terrace; a side yard to the south bordering both commercial property and single family <br /> R-1 properties; and the rear yard located in the apex of the triangle lot. The proposed facility footprint is shown <br /> to be between 21'6" and 22'6" from the southern-most side yard property line and a 301" side yard setback <br /> adjacent to Kenzie Terrace; the front yard is oriented toward the eastern border on the Autumn Woods I <br /> property,which LaNel owns. <br /> Lot Coverage: The site area was determined to be 55,584 SF,which is equal to 1.276 acres. The total lot <br /> coverage allowed for an R-4 zoning district is 50%. The building site coverage or footprint is 21,264 SF or 38%. <br /> Jay Nelson of Jay P. Nelson,Architect,reported that the building is set back 30 feet from the innermost property <br /> line along Kenzie Terrace. The proposed facility is sited between 22'3" and 22'6" from the south west property <br /> line. This area is the rear yard for all of the neighboring R-1 properties with accessory buildings and garages as <br /> adjacent structures. <br /> Parking: As stated in the Applicant's written statement,parking will include 18 underground stalls for residential <br /> parking and staff parking. There will also be 13 parking spaces on the north east end of the building on Kenzie <br /> and another 13 parking spaces on the south west end of the building. Should it be needed, there is additional <br /> parking on an existing and adjacent lot at Autumn Woods I,which is under common ownership. <br /> On site,LaNel reports that in addition to the planned 44 parking spaces for this proposed facility, the 38 parking <br /> spaces from Autumn Woods I gives both facilities an extra 34 parking spaces over what the Ordinance requires. <br /> Landscaping: The LaNel Group reported in their written statement that landscaping on the site will be varied <br /> and full,giving the site a more residential feel and creating natural boundaries from existing buildings and homes <br /> around the area. <br /> Signage: The LaNel Group is proposing to install a monument sign at the entrance to the new facility. This <br /> proposed sign adheres to the City's Sign Ordinance restrictions on height. It is exactly eight (8) feet tall with the <br /> double-sided sign total of 47.4 SF. The Sign Ordinance allows up to 68 SF for double-sided sign. <br /> The Planning Commission reviewed the site plan and provided feedback to this proposed project at the Concept <br /> Review on September 20`h. <br /> Requested Action: <br /> 1. Recommend Approval of the Preliminary Development Plan <br /> 2. Recommend Approval of the Preliminary Development Plan as the Final Development Plan <br /> 3.
