CONCEPT REVIEWS. <br /> 13 <br /> 14 None. <br /> 15 <br /> 16 IX. OTHER BUSINESS. <br /> 17 <br /> 18 1. ST. ANTHONY SHOPPING CENTER <br /> 19 <br /> 20 Assistant City Manager Moore-Sykes presented the staff report. <br /> 21 <br /> 22 Mr. Greg Kozulla, Kozulla& Associates, appeared before the Planning Commission and <br /> 23 explained that the Planning Commission previously reviewed the proposed amended sign plan <br /> 24 and approved it,provided that the City Council was provided with some additional exterior <br /> 25 elevational drawings. He presented a matrix and drawings that identified each of the buildings <br /> 26 and the tenant wall length and height and square footage of each store frontage. He stated that <br /> 27 the store frontage will not exceed 3SF of tenant signage per lineal foot of tenant store front. He <br /> 28 explained the matrix goes through each space alphabetically and shows the maximum length of <br /> 29 sign, maximum square footage of sign, both on a 3SF rule and a 15%rule. He indicated that the <br /> 30 last paragraph of the sign plan proposal discusses the potential for future ground signs and he <br /> 31 presented a sketch showing the current freestanding pylon sign on Old Highway 88. He stated <br /> 32 that one sign is permitted per property entrance and requested that the Planning Commission <br /> 33 consider approving a future monument sign. He noted that they do not have a design for a future <br /> 34 sign and they would be required to coordinate this with the Zoning Code and staff if they are <br /> 35 permitted to have a second sign in the future. He stated that parking was discussed with the City <br /> 36 Council on September 27th and it was noted that the current Zoning Code requires 9' x 19' <br /> 37 parking spaces but because the lot was built before 1976, it was their understanding that parking <br /> 38 would be grandfathered in,as suggested in the staff report. He indicated that they cannot meet <br /> 39 the 9' x 19' space requirement because of land locks on the property and it is their intention to <br /> 40 have the same parking layout and space count as exists today following completion of mill and <br /> 41 overlay. He noted that they are not requiring tenants to purchase new signs and as the fagade <br /> 42 project is completed and new signs installed,they are asking to re-install the existing signage <br /> 43 with tenants having the option to buy new signs. He added that any new tenant would be <br /> 44 required to have a backlit sign. <br /> 45 <br />
