<br />Chairperson Gondorchin asked if for the Bremer Bank site, is the density proposed 55 units per 20
<br />acre. Ms. Rothstein stated if reviewed on a site by site basis of the proposed lots in the project 21
<br />that is correct. 22

<br />Commissioner Papatola referred to page 9 of the staff report regarding parking Building A shows 24
<br />1 and Building C shows 1.3. Ms. Rothstein will research and report back to the Commission. 25

<br />Ms. Tracy Thomas, Vice President – The Village LLC, made a presentation to the Planning 27
<br />Commission. She introduced the development team present who stood when introduced. Ms. 28
<br />Thomas provided a statement regarding the settlement between Aeon, the Lowry Grove Mobile 29
<br />Home Community and the City of St. Anthony. 30

<br />The architectural team representative Chris Palpovich, reviewed the project. Building A usage is 32
<br />for assisted living and memory care so there would be limited need for parking and Building C 33
<br />will be a senior cooperative for higher functioning senior citizens. Mr. Palpovich showed the 34
<br />drawing of the site plan. He reviewed the neighboring buildings and their height. He stated 35
<br />Kenzington is 70 feet high and the project’s highest building will be 66 feet high. They are using 36
<br />good urban design principles for the project. He indicated the building locations and the road 37
<br />locations. The park will be an active park. Since the submission a month ago, work has 38
<br />continued with staff. Some changes have been made adding conductivity to the site. Build ing E 39
<br />would act as a gateway building. The uses of the buildings were reviewed. Building E is the 40
<br />affordable building and the townhomes wrap around the site. A number of trails have been added 41
<br />connecting the buildings to the broader neighborhood. The greenspace is for the entire 42
<br />community. A model is available for review. Mr. Palpovich reviewed the stages of the project. 43
<br />All the buildings would be completed by 2022. As many trees as possible will be preserved. The 44
<br />team focused on the enclosed underground parking. Only 12% of the parking is surface parking 45
<br />which opens the land up to more green space. 46
